Job Overview:
A Project Manager is a professional in the field of construction, with the authority, accountability and responsibility for managing project operations to achieve targeted progress and performance objectives.
General Position Requirements:
- Monitoring overall job performance by tracking labor and materials costs timely and adjusting schedules and performance as necessary to achieve budgeted goals.
- Identifying and noting changed conditions and proposing strategies for resolving issues and negotiating change orders.
- Maintaining, with appropriate supports, correspondence logs and electronic records to ensure contract compliance and payment on work performed.
- Submitting, tracking and resolving field requests for information (RFIs) and communicating answers to the field.
- Identifying and communicating opportunities for pre-fabrication on the project to the project team.
- Monitoring progress on, and coordinating installation of, pre-fabricated sections in the field
- Ensuring labor costs meet labor targets
- Ordering long lead order items timely to ensure uninterrupted work schedules
- Coordinating timely project delivery of long lead items
- Coordinating staffing on construction projects with the Field Operations Supervisors
- Monitoring performance to ensure work is done to contract specifications
- Identifying conflicts and possible resolution to ensure the project is completed within job estimates
- Ensure performance of KLEBS subcontractors on the project including communicating schedules, timelines and other information
Qualifications:
- Associates or higher degree in construction management or engineering
- Direct construction project management experience can be substituted for above education requirement on a year by year basis.
- Minimum 10 years documented project management experience in the construction industry with commercial and/or industrial mechanical contractors
- Certification as a PMP (or 2 years of additional project management experience can be substituted to meet this requirement)
- Minimum 2 years of experience in government contracting preferred
- A demonstrated understanding of construction means and methods associated with the renovation and construction of commercial and industrial buildings
- A working knowledge of civil, architectural, mechanical and electrical scopes of work
- The ability to decipher various project schedule formats and impacts to mechanical work
- The ability to effectively communicate both in the English written and spoken word
- Proficiency with technology to include project management software, adobe acrobat, blue beam, accounting cost reports, Microsoft Outlook, smart phones, scheduling, and other software used in the construction industry
- Current safety credentials to include OSHA 10, 1st Aid, and CPR
