All engineering design, software development, panel fabrication, pneumatic installation, electrical supervision, and system commissioning is performed in-house by our own factory-trained staff, thus eliminating the need to rely on the performance of others for critical aspects of our work.

Job Description
The BAS Controls technician work on large-scale equipment and systems often found in industrial and commercial facilities. Their main duties include repairing, maintaining, and installing systems involving Heating, Ventilation and Air Conditioning (HVAC) processes.
The BAS controls technician will provide quality control while balancing the constraints of a project budget with the expectations of the client, insuring the client receives a product that exceeds their expectations, meets project specifications and performs the intended functions.
In order to be successful a BAS controls technician must conduct extensive self study (reading, research and practice) to improve and maintain technical proficiency in company's product lines. Complete professional certifications, as required by the company, and attend factory and in-house training sessions to develop relevant knowledge, techniques and skills.
Safety is a major component of the job. Workers often wear personal protective gear such as high visibility vests, hard hats, gloves, safety glasses, and boots.
The work environment changes frequently depending on the status of the systems being overseen. BAS controls technician must be able to accurately diagnose control problems then provide plausible solutions to get the system functioning.
Roles and Responsibilities:
Interpersonal & Communication Skills

Interface with co-workers on projects to coordinate activities as required in an ethical and professional manner.

Communicate with department manager and/or project manager upon arrival and before leaving the work site.

Communicate with service coordinator upon arrival and before leaving the work site.

Communicates with supervisors/management as to job progress and issues of assigned work

Communicate verbally and in writing with customers/suppliers and relevant staff, and interpret and respond clearly and effectively to spoken requests over the phone or in person, and to verbal or written instructions. Provide accurate and timely information.

Completes paperwork including timesheets, expense sheets, service tickets, on-site documentation, commissioning documentation and all related material required for the job.
Job Performance Skills

Read and understand engineering drawings including; wiring, architecture, and sequences. Capable of suggesting sequence changes to meet field conditions.

Coordinate work with other trades and upper tier Contractors to accomplish the company's startup & commissioning task most effectively.

Manage assigned workload to meet professional and efficient execution of time.

Inspect the physical installation. Document and report to project manager, or direct electrical subcontractor to repair deficiencies.

Install certain control components not installed by other contractors. (May include actuators, relays, and sensors.)

Verify that all control-point wiring has been correctly installed and terminated, sensors have been calibrated, and field devices operate correctly.

Diagnose issues or possible causes and determines corrective action and repairs system and/or system components.

Field modify DDC local control panels as required for expansion and engineering changes.

Analyze and modify control software as necessary to ensure proper HVAC comfort and energy management control.

Support for production of project specific As-Built drawings based upon initial project construction drawings and field modification mark-ups.

Lead commissioning activities for a building automation system and complete commissioning documentation.

Assists in performing site-specific training for owner/operator on the total building control system.

Participate in job site final walk and/or final completion for systems to service job turnover – addresses warranty issues.

Adhere to all OSHA safety standards.
-
Maintain regular consistent and professional attendance, punctuality, personal appearance, and adherence to relevant health & safety procedures.
Service and Maintenance Skills
-
Communicates with customer upon arrival and before leaving the work site. Ensures high levels of customer satisfaction. Meets regularly with customer to become familiar with operating problems. Keeps customer informed on the nature of service provided, outstanding issues and recommends system enhancements, upgrades, and or replacement. Promotes the sale of add-on work.

Complete service repairs, replacement, upgrade, adjustment and calibration on automation system and components following issued tasking, preventative maintenance, troubleshooting, and installation instructions.

Capable of determining parts to order for repairs and timeliness of need.
-
Respond to customer service calls (on-site, on-line or via telephone support) – normal working hours or after hours, if on-call; checks indicated points of problems, analyzes full requirements of system involved and check/tests any system components involved.

Perform preventative maintenance and diagnostics on building automation system and associated components according to service maintenance agreement.

Test and verify system readings ensuring optimal system operation – i.e. trend logs, alarms, loop tuning, etc.

Identify additional opportunities including time and material work, system upgrades, and service contract expansion to meet/exceed customer’s expectations of service provided. Estimate, propose, and proceed with new work as per issued guidelines and customer approval.
Qualifications:
The ideal candidate should possess the following:

A solid understanding of HVAC control theory and control concepts.

Advanced knowledge of DDC service & troubleshooting
-
A solid working knowledge of one or more of the following product lines:

Johnson Controls, Siemens, Honeywell, American Auto-Matrix, Niagara-AX, Automated Logic Controls, Allen Bradley, KMC Controls, Delta Controls.

Proficient in Microsoft Office: Word and Excel.

Well developed troubleshooting skills
-
TCP/IP networking skills/knowledge

A thorough understanding of the following communication protocols; Lonworks, BacNet, and Modbus. Capable of commissioning and troubleshooting equipment that uses the protocols listed. Capable of troubleshooting issues with the above protocols including software, equipment configuration, and wiring.

This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions. While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts and heavy equipment.
