We are currently seeking for a Senior Project Manager to join the Kirlin Florida team!
The Senior Project Manager develops project managers; develops new business; plans and carries out policies relating to the management of construction projects by performing and/or monitoring the duties listed below. In addition to the duties listed below, the Senior Project Manager must be able to perform the duties required of project managers.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Leadership: Develops subordinates for advancement within the Company, using Company policy and procedures. Actively participates in community and industry activities professionally representing and promoting the Company.
- New Business Development: Develops a client base and maintains professional relationships with sub-contractors and vendors.
- Bids jobs: Knows how to take off estimates and price labor and material during the bid process; can define the scope of work; and ensures price coverage by vendors.
- Builds the Job: Manages projects by ensuring they are properly staffed, safety and employee policies are enforced, labor cost is managed and a quality job is finished on time.
- Buying / Purchasing: Establishes budgets and negotiates the best deals which meet the contract specifications and remain within the established budgets. Maintains a list of vendors and suppliers who meet EEOC requirements.
- Manages project labor: Works with the project manager to understand and manage cost through use of Company established policies; makes reasonable efforts to meet goals for minority and female employees.
- Change Order Administration: Identifies, submits, communicates to affected parties and uses creativity to promptly settle change orders.
- Requisition Processes: Understands and prepares schedule of values; knows procedures for billing and collecting moneys due.
- Project Close-out: Submits O&M manuals, valve tag charts, as built drawings, lien releases, permits, spare parts, commission reports, test and balance reports, warrant letters and any other contractual or Company policies. Completes punch lists in a timely manner.
- Safety and Security: Understands and enforces safety and drug testing requirements and procedures and obtains required OSHA certification.
- Customer Service: Serves as the Company representative when dealing with the owner, general contractor vender and internal customers.
- Profit Management: Establishes profit margin with the project manager and teaches the team how to increase profit levels. Monitors and controls costs.
- Cash Management: Monitors project manager cash management, sets objectives and teaches project managers proper billing methods.
- Communications: Can clearly articulate concepts and directions, both orally and in writing.
- Follows Company Policy. Adheres to all Company policies and procedures with particular attention paid to items that affect other employees.
- Team Player: Helps, supports and communicates with all Company employees.
- Able to Buy: Maintains a list of vendors/suppliers meeting EEOC requirements, develops scope of work and buys items at the cheapest price for the specified product.

- Education and/or Experience: Degree in engineering, building construction or at least five years’ experience as a Project Manager: Must have, or obtain, required OSHA certification.
- Language Skills: Ability to read, analyze and interpret documents - including blue prints. Ability to write, plan, coordinate and make presentations to individuals and groups using innovative techniques.
- Mathematical Skills: Ability to work with mathematical concepts.
- Reasoning Ability: Ability to apply principles of logical thinking to a wide range of problems. Ability to define problems, establish facts, draw valid conclusions and make sound recommendations.
- Automation Skills: Must be able to use MS Office (Word and Excel). Prepares spreadsheets and data bases to monitor the project.
