Primary Role:

To provide exceptional customer service to internal and external customers as the Contracting Solutions Team Leader.  Responsible for the administration, implementation, and management of the contracting fulfillment processes in its goal of operational excellence, support of overall strategic objectives, and accountable for overall project quality and financial results. 

Qualifications

Education and Experience

  • Required - Bachelor’s degree or equivalent in Electrical, Industrial, Civil, or Mechanical Engineering, Construction Management or equivalent
  • Required – MBA or equivalent experience
  • Required – 5 years of operational and/or financial leadership experience, preferably within the HVAC / construction industry
  • Required - 8 years related contracting experience (a Minimum of (10) Projects >$250,000 each)
  • Required - Familiarity with the design and operation of Building Automation Systems, HVAC systems, equipment replacement and mechanical/electrical subcontracting
  • Required – Strategic business plan development 

Special Skills

  • Required - Excellent communication skills both written and oral.

  • Required - Working knowledge Microsoft Office, Microsoft Project
  • Required - Experience in setting-up and maintaining project management software to assist in managing and forecasting critical path completion dates, cashflows and resource allocation

Essential Duties & Responsibilities include the following:

  • Ensure that quality standards are maintained, after an order is closed, for contracting process and functions required for execution and customer satisfaction, including new equipment, existing building services, and building automation.
  • Overall contracting responsibility for the following functions within the categories of new equipment, existing building services, and building automation: order validation, order entry, order follow up, customer inquiry, engineering, submittals, service operations, building automation operations, project management, technical support, warranties, claims, and resource allocations.
  • Responsible for achieving mission objectives regarding profit and resource goals.
  • Monitor, measure, and modify process and process measurements to effectively and efficiently meet customer needs.
  • Management of the fulfillment of a portfolio of projects in three distinct areas: BAS (Building Automation Systems) Retrofit and Replacement and performance contracting (complex contracting solutions that include subcontractors in lighting, water conservation, solar technologies and building envelope).
  • Develop and maintain a stable of subcontractors in electrical and mechanical contracting and engineering, that are a reliable source of fulfillment services, consistent with the Damuth brand
  • Design-Build Project Management experience and expertise (Mechanical or General)
  • Risk Manager for scope of work, completion dates/milestones, quality and financial targets
  • Monitor and assess fulfillment capabilities in engineering, project management and technicians, such they are consistent with the needs of the sales pipeline
  • Continually improve the fulfillment processes that are consistent with design-build contracting
  • Develop or work with team leaders to establish required skill sets, talents, and capabilities.
  • Interact with Sales to ensure smooth hand off of projects from the sales process.
  • Accountable for written documentation of sales and client turnover and close out processes including project turnover from sales, initial client project overview meetings, regular client update meetings on progress, and client project close out meetings.
  • Accountable for consistent written documentation to be saved to individual job files for all sales and client turnover, update, and close out meetings.
  • Manage associate performance for effectiveness and efficiency in relation to customer service and center profitability.
  • Maintain quality standards by supervising and inspecting job sites.
  • Complete Damuth on-line Safety Observation Cards following jobsite visits.
  • Hold all direct reports (and heir direct-reports) accountable for a personal commitment to safety and 100% compliance with Damuth Safety Policies and initiatives.
  • Complete a minimum of twelve (12) Safety Observations Cards per year.
  • Complete all Safety Training by the completion due dates, as assigned by the Damuth Safety Director
  • Ensure all contracting operations associates complete their assigned safety training in the month due, and complete their required number of Safety Observation Cards per year.
  • Maintain customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and staff as needed.
  • Responsible for internal communications flow relative to the operations process.
  • Responsible for keeping abreast of Trane products, product design, and requirements for installation as well as working knowledge of HVAC principles.
  • Responsible for keeping abreast of external market conditions and internal requirements related to existing building sales, building automation systems and new construction sales.
  • Responsible for compliance with internal contracting processes.
  • Responsible for developing and managing subcontractor relationships.
  • Review project measurements and monitors projects through warranty periods.
  • Flexibility to work outside normal work hours/weekends, as needed.
  • Provide support to sales team, may include visiting customers. 

Customer Service

  • Provide Gold Standard customer service. Be reliable, be responsive, make customers feel valued, be empathetic, and be competent.
  • Return all customer inquiries within 24 hours. Answer customer calls and e-mail quickly, thoroughly and, pleasantly. Communicate with customers in a friendly, professional, and patient manner. 
  • Perform all duties with the goal of building and maintaining long-term customer relationships.
  • Immediately address any customer’s concern. Request the involvement of other Company personnel as required.  Notify Team Leader of any major concerns and the action taken to resolve it.
  • Never say or act as though something is not your job.

Safety

Supervisory Responsibilities

Supervises associates in the Contracting Department (BAS and Retrofit).  Is responsible for the overall direction, coordination, and evaluation of this unit.  Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.  Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; coaching and mentoring; addressing complaints and resolving problems.

  • This position works in a typical office environment but also includes frequent visits to job sites, industrial plants and other commercial buildings undergoing new construction or renovation.
  • The noise level in the work environment is usually moderate, but can be excessive in industrial facilities or at sites where construction work is in progress.
  • During the job site visits, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme heat; risk of electrical shock; and vibration.
  • Proper PPE equipment must be used at all times while visiting industrial facilities, in construction zones and any job site that has the potential for a safety hazard.
