Project Management Position

Job Description:

Aaron Carlson Project Managers (PM’s) are members of the senior management team and are primarily responsible for managing projects so that our team creates high levels of customer satisfaction. Secondarily, PMs develop new business, and grow repeat business, through relationships they cultivate with satisfied members of their customers’ project teams. This position requires strong problem solving skills, excellent communication skills, self-motivation, and emotional resilience. Job satisfaction comes from being the team leader as we create high quality, complex, and beautiful interior environments for our customers while generating gross margin that assures financial stability of our company.

This position reports to the Director of Project Management/Engineering. This position receives minimal daily supervision. However support and advice is readily available on request from the person you report to and from other senior personnel. Independent problem solving is a critical skill.

Compensation:

The compensation scale for Project Managers at Aaron Carlson is competitive with industry standards and based on experience.

Primary responsibilities:

Create an action plan for the success of a project to include:

Identify critical schedule milestones and create a plan to achieve them.

Identify potential quality and cost problems that must be solved proactively and create a plan to solve them.

Determine which portions of the job will be produced internally and which will be subcontracted. Then make appropriate arrangements to get the work done.

Aggressive contract management and administration.

Develop excellent line of communication with internal and external stakeholders.

 

Communication to include:

Create proper customer expectations regarding quality and schedule. Revise these expectations as circumstances arise during the project.

Generate gross margin to include:

Review the cost estimate and price to understand the gross margin opportunity.

Plan how to manage the project to maximize actual gross margin.

Manage change orders during the project.

Have input on purchasing an occasionally execute PO’s at the lowest possible cost.

 

Manage the fabrication process to include:

Set expectations with Drafting regarding level of detail in the drawings and completion schedule for shop drawings. Review all shop drawings to make certain the drawings are in compliance with our proposal.

Break the project scope down into shop tickets coordinate the completion of work in the master production schedule in the proper production/delivery sequence.

Assign production hours to the shop tickets using estimated hours from our estimator’s bid. Coordinate with production and other Project Managers to make certain the work can be produced within the capacity constraints of the shop. When scheduled work exceeds capacity, coordinate with the production team to identify solutions including revising delivery expectations, working overtime, using subcontractors to produce portions of the work, and rearranging production priorities with other Project Managers. Revise the schedule so it remains accurate as the project progresses.

Order or make certain essential materials and services have been purchased and delivered to ensure schedule compliance.

Manage prompt completion of punch list items if any occur.

 

Contract administration to include:

Making certain that contract documents are acceptable to us and negotiate revisions when necessary.

Monthly invoice preparation for submission to the Admin team.

Assisting Admin with collection of receivables if they meet resistance from your customer.

 

Build future business from successful completion of your projects:

Identify good Project Managers, Estimators, and Project Superintendents, among your customers and build relationships with them.

Work to follow them from job-to-job building long-term relationships that are good for them and good for us.

 

Growth opportunities:

ACC is growing rapidly in the new economy.  Growth opportunities exist is estimating and Sales, Operations Management, and evolution into Senior Project Management.  Senior project management is the most likely growth path.  Senior Project managers will work with Project Managers to increase their effectiveness in areas such as; problem solving, customer satisfaction, and margin improvement. The Director of Project Management/Engineering Operations is part of the highest executive level management team, and may also be presented the opportunity to become a “C” level position within the company possibly including COO or President.
