Position Summary

This position will be responsible for new business development and the real estate deal making process for Kraus-Anderson Development Company including all real estate transactions, development, leasing, and business partnerships. The Vice President of Development will serve as the primary representative negotiating real estate and development business terms, defining economics and maximizing value, risk management, as well as portfolio and business growth. Lead reinvestments and redevelopments of existing asset portfolio to maximize value and minimize return erosion. 

Essential Duties and Responsibilities include the following. Other duties may be assigned. 

  • Proactively identify and execute all business opportunities ensuring alignment with KA Companies portfolio and business strategies, while maintaining a balanced and viable project pipeline.
  • Provide leadership and direction to project teams for real estate and project strategies.
  • Reporting and coordination of all project and business strategies with the Sr. Vice President of Development.
  • Partner with Construction New Business Development to coordinate and manage marketing and new business efforts.
  • As primary business representative, maintain and strengthen existing client and business partner relationships.
  • Negotiate all real estate transaction terms, documents, and contracts.
  • Effectively communicate at all levels to gain support and approval for project decisions.
  • Consistent and proactive reporting to senior leadership accurate project status, risk, and economics.
  • Coordination of business terms with the Director of Development providing concise project direction and strategy.
  • Collaborate with the Director of Development to ensure all due diligence and conditions are completed as required in the real estate transaction.
  • Interview, select, and manage all real estate and capital market brokers, business partners, and banking relationships.
  • Develop viable economic project pro formas in collaboration with finance, pre-construction, and the Director of Development.
  • Assist Director of Development, pre-construction and construction in the development of project scope, schedule, and budget, and drive resolution to issues that arise through the construction period while controlling cost.
  • Engage economic development and municipal leaders developing new business and project strategies as primary representative.
  • Responsible for negotiating and finalizing all real estate and partnership agreements with tenants and partners to ensure project lease-up; including, but not limited to: purchase and sale, lease, development, work, and operating easement agreements.
  • Provide leadership and oversight as owner’s representative for Kraus-Anderson Company or clients on applicable development and construction projects.
  • Train and mentor new and existing Development team members promoting professional development.
  • Delivering brand right project and industry presentations for RFP Interviews, association seminars, and company events generating interest, clear project vision, and new business.
  • Responsible for the delivery of projects, on time and budget, brand right, and in alignment with company growth and portfolio strategies.
  • Performs other duties as assigned. 

Knowledge, Skills, and Abilities

  • Four year college degree in real estate or business related field.
  • 10 years of real estate development experience.
  • In depth knowledge of the real estate development and construction process.
  • Strong program and project management.
  • Strong presentation, negotiating, and critical thinking skills.
  • Demonstrated computer proficiency (MS Office – Word, Excel and Outlook).
  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers.
  • Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
  • Ability to use time productively, maximize efficiency and meet challenging work goals.
  • Ability to maintain compliance with all company policies and procedures.
  • Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others.

  • Ability to maneuver on ladders and scaffolding, walk through sand or mud, climb on and around vehicles and construction equipment.

Note:  This position will be based out of our current Development office in Bloomington, MN for the next 2+ months before transitioning to our brand new HQ in downtown Minneapolis in late October.
