Miller's Landing is seeking a full-time Maintenance Director to join their team!
Position Summary
Responsible for the general oversight and maintenance of building and grounds property(s) including all major utility, life safety and security systems. Supervise maintenance and/or housekeeping staff, if applicable. Ensure emergency on call response 24/7 per rotating schedule.
Essential Duties and Responsibilities
1. Provide general oversight and maintenance of building and grounds property(s) including all major utility, life safety and security systems:
a. Monitor condition of and forecast need for repairs; replacement; heating and cooling systems; energy management; life safety; security; fire; elevators; electrical and plumbing systems
b. Handle resident requests on a priority basis and communicate directly to residents. Act on maintenance request slips as soon as possible
c. Manage preventative maintenance services and contracts in accordance with individual facility guidelines
d. Oversee purchasing activities for maintenance supplies within budgetary guidelines and payment of bills according to facility practices
e. Keep facilities in compliance with State and Federal requirements
f. Secure bids for capital improvements within facility guidelines as requested
g. Manage keys, locks, door openers, FOBs and other building security devices
2. Repair, maintain and operate equipment using knowledge and experience:
a. Safely and skillfully operate small hand/power tools and large machinery
b. Change belts on motors and filters on air handler units and other equipment
c. Maintain equipment using processes such as grease and oil bearings, pumps and motors, changing out worn parts, etc.
3. Keep facilities in excellent repair and perform assigned work orders:
a. Schedule and perform assigned work order requests in an efficient and timely manner
b. Perform routine inspections and repairs and document on facility logs/checklists
c. Keep grounds and walkways free of obstructions including shoveling and operating motorized grounds equipment
d. Perform grounds maintenance, including lawn service and outdoor grounds repair
4. Supervise maintenance and/or housekeeping staff (if applicable):
a. Hire, train/coach and discipline maintenance and housekeeping staff
b. Schedule staff and manage daily workload (as needed) for the timely completion of work orders and apartment turnovers
5. Provide 24 hour emergency on call response:
a. Schedule maintenance (including self) to provide 24/7 emergency maintenance coverage. In addition, act as backup when other maintenance staff cannot provide coverage
6. Promote a safe environment for staff, residents and visitors:
a. Identify concerns through regular inspection of building and grounds
b. Participate as active member in Safety Committee and other assigned responsibilities
c. Follow OSHA guidelines and other State and Federal guidelines. Train staff on fire safety and emergency procedures. Maintain SDS sheets
7. Other duties:
a. Schedule inspections and perform related work for apartment turns
b. Drive van as needed
c. Perform other duties as requested
Qualifications
- Vocational/Technical Training or Associate Degree – Industrial energy or related field
- Three to five years’ experience in maintenance field required, five to ten years preferred
- 1st Class C Boiler Operator’s License or the ability to obtain within 90 days as required per facility
- Strong organizational skills with attention to accuracy and detail
- High level of customer service and interpersonal skills
- Ability to be on call at least 50% of non-scheduled work time each month
- Computer knowledge preferred
