Primary Purpose: Under general supervision, maintain the Install and repair Heating, air-conditioning and refrigeration and piping systems consisting of many mechanical, electrical and electronic components, such as motors, compressors, heat exchangers, chillers, pumps, fans, ducts, pipes, thermostats and switches. Understand systems and piping including ASTM requirements such as 31.1, 31.3 and 31.9, for all Kirlin assigned projects. Oversee the operations of the project from start to finish including the management of subcontractor and vendors, as well as coordination and fabrication. The below is a list of expected duties required for this position.

- NC Journeyman Mechanic License
- Valid NC Driver License
- OSHA 30 Preferred

Experience:
- Five years documented experience in mechanical or piping field
- Three years minimum with supervisory experience
Major Responsibilities and Duties:
- Provides daily guidance, training, and direction to Mechanical crew consisting of journeymen, mechanics, and apprentices/helpers
- Assembles, installs and repairs Mechanical and associated piping systems according to project specifications and appropriate trade and building codes. These systems may consist of pipes, fittings, support members, and equipment for hydronic cooling/heating, other fluid systems, gas, and steam systems
- Supervision and involvement in day-to-day operations on assigned mechanical tasks.
- Ensures safety, budget, job quality, and timely completion of each assigned project.
- Studies and comprehends Job scope, job specifications, contract documents, BIM model (If applicable), schedule, and drawings to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods.
- Makes decisions by analyzing information and evaluating results to choose the best solution and solve problems.
- Compliance with National/Local codes
- Directs Foremen and subcontractors to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications
- Understand what is in the contract
- Receive proper signatures before executing work outside of the contract
- Select material and hardware and make time and materials estimates.
- Maintain accurate records on material and labor used using a physical quantity of material installed.
- Maintain inventory of tools, equipment, and materials.
- Inspect jobs upon completion and ensure installation is correct and areas are clean.
- Work with Project and Construction Management team to develop schedules, manpower needs, and material/equipment release dates.
- Coordination of Installation activities for direct hires, temporaries and sub-contractors
- Strong relationship building skills with field team, general contractors, owners/customers, and vendors to lead a positive work environment.
- Ability to plan and sequence project tasks and scope assignments including 3-week look ahead
- Accountability for actions of self and crew
- Understanding and Delivery of Kirlin policies and procedures.
- Work with other superintendents and foreman on the project assigned to them.
- Oversee installation of systems and equipment following established inspection and testing procedures.
- Report actuals of quantities installed, and manpower utilized on weekly basis to Project and Construction Management team.
- There may be cased when Piping Superintendent is responsible for the Mechanical and HVAC portion of a project. Make sure you enlist the proper knowledge of a system or equipment from someone with the expertise.
- Piping Superintendent should assure the installation is correct by his own knowledge or enlisting the support of others in the organization as needed.
- Analyze situations, identify and forecast pertinent problems and evaluate realistic options; and recommend/implement appropriate course of action.
- Makes decisions by analyzing information and evaluating results to choose the best solution and solve problems.
- Coordinate and implement activities and any other resource necessary to assure a safe and quality execution
- Tracking and documentation of project delays that affect the scope. Communication of the delays at the risks to the project team.
- Coordinate all your deliveries from the vendors, fab-shop or subcontractors to assure project is completed on time, under budget and the best quality
Safety:
- Operate tools and equipment according to established safety procedures, only after you have been approved to use those tools or equipment (i.e.: forklift, boom lift, scissor lift, back hoe, etc.)
- Ensure that equipment is in safe operating condition.
- Follow established safety procedures and techniques to perform job duties including lifting, climbing.
- Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.
- Adhere to and support the company’s Health, Safety & Environmental Policies. Building the culture and leading by example.
- Respond to emergency calls as needed.
Other Duties as Assigned:
- Other duties could include working in on other projects under another superintendent to help support that project in absences or shortage of staff in other trades.
- Requires flexibility and understanding that all Kirlin staff may be required to perform duties outside their normal area of expertise to meet the mission and goals of Kirlin.
- Piping Superintendent should assure the installation is correct by his own knowledge or enlisting the support of others in the organization as needed.
- Piping superintendent may also oversee the entire project including Piping and should assure that proper resources are available to meet the requirements of the specifications.
Quality:
- Make sure work installed per drawings and specifications
- Check submittals when installing equipment for manufactures recommendation
- Check areas you are working for proper elevations or space requirements
- Check to make sure you are using the proper material
- Check to make sure your testing and documentation is based on the project requirements
- Visual check the work of subordinates and make sure their work is visually acceptable.
- Make sure welding is properly completed per 31.1, 31.3 or 31.9.
supervisory Responsibilities:
- Oversee and manage the performance and quality of all personnel on site. Assure the safety and wellbeing of the team and mentor and train those working under you. Be the face of Kirlin and interphase with the customers, inspectors etc.
