SUMMARY DESCRIPTION:

Working directly with building owners, managers, and facility personnel to provide technical and financial solutions for their mechanical systems. This is accomplished through maintenance contracts, energy and intelligent services, turnkey projects, building automation systems and equipment.

PRIMARY ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Working safely is our company’s number one business objective.   2. Must be able to champion and promote the HEP safety culture to clients and potential clients. Must be able to communicate a safety first attitude.
  3. Regular meetings with existing and potential customers in the effort to maintain and or develop relationships and ensure two way communications between HEP and customer. Entertain customers outside of their working environment to further develop personal understanding, stakes and goals.
  4. Help educate customers to operate their facilities more efficiently and train customer maintenance personnel.
  5. Manage existing customer relationships and coordinate with other departments to help manage customer relationships.
  6. Prospect for new business. Maintain/increase current contract base. Sell service/maintenance contracts. Renew existing agreements annually. Write proposals for service opportunities such as repairs or upgrades. Conduct building surveys to identify opportunities for new service, building automation, turnkey projects and equipment sales opportunities. Work with other team members to sell controls and equipment.
  7. Coordinate company resources to complete contracting jobs to increase customer satisfaction.
  8. Establish working business relationship with customers moving constantly toward consultant status. Develop migration plans to integrate controls systems. Develop solutions to the customers HVAC needs.
  9. Acts as a liaison between customer and the service department. Understand as much as possible about each building serviced. Coordinate with Service Admin Department when concessions are necessary. Become a “solution provider’ vs. vendor- establish and deepen trust.
  10. Edit asset and energy for customers.
  11. Maintain customer records, such as service agreement, quoted service, and contracting proposals, both signed and proposed. Facilitate connection to service records, analysis, and reports for fulfillment team.
  12. Attend trade shows and professional association meetings that current and potential customers are affiliated with.
  13. Conduct energy audits, review utility bills, and help owners/customers with their service needs.
  14. Utilize energy analysis to help benchmark customer’s buildings.
  15. Perform yearly “Account Reviews” with strategic accounts before contract renewal.
  16. Account reviews to include equipment reviews for purposes of renewals and equipment overhaul or replacement.
  17. Perform any other related duties as required or assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

EDUCATION AND/OR EXPERIENCE:

Engineering degree preferred.  Broad knowledge of such fields as advanced accounting, marketing, business administration, finance, etc.  Eight years of experience in mechanical maintenance in an industrial environment will be considered in lieu of formal degree, including 4 years related management experience. An equivalent combination of education and experience considered.

REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS:

State driver’s license, auto insurance, auto registration, acceptable driving record.

PREFERRED CERTIFICATES, LICENSES, REGISTRATIONS:

CEM, plumber’s license, electrician’s license, boiler license, or EPA certificate considered a plus.

SOFTWARE SKILLS REQUIRED:

Specific Programs and/or skills:

Heavy presentation/PowerPoint skills.  Specialty software training provided post hire. Energy analysis software considered a plus.

COMMUNICATION SKILLS:

Ability to write reports, business correspondence, and policy/procedure manuals; Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Comfortable meeting meet new people and developing  lasting business relationships.

While performing the functions of this job, the employee is occasionally exposed to work near moving mechanical parts, work in high, precarious places, outdoor weather conditions. Position requires frequent auto travel, including hazardous weather conditions and other inherent traffic hazards.  The noise level in the work environment is usually moderate.
