TITLE: Specialty Leasing Manager, Valley Mall and Francis Scott Key Mall

REPORTS TO: Specialty Leasing Senior Director
JOB SUMMARY:
The Specialty Leasing Manager is responsible for creating income and value thru the leasing of the RMU’s (carts), Kiosk, In-line stores and non-traditional uses, such as parking lot and pop-up events. The individual is responsible for canvassing to identify and negotiate new opportunities that generate leasing activity to meet (and exceed) the income objectives.
Additionally, the Specialty Leasing Manager is a goal-oriented self-starter, who is collaborative and well-disciplined in meeting tight deadlines and multi-tasking. The Specialty Leasing Manager will oversee the day to day operations of their program(s) thru managing the income, expenses, A/R, merchandising, as well as maintaining effective relationships with the Specialty Leasing merchants and the Mall team(s).
The Specialty Leasing Rep will:
- Achieve revenue goals for Specialty Leasing Program(s)
- Deliver new common area retail concepts through various business development channels; cold calling local retail locations, internet research, trade shows and small business organizations
- Communicate with Specialty Leasing Senior Director, informing of new deals, problems, delinquencies, sales, revenues, etc.
- Communicate tactfully, skillfully and persuasively to negotiate new and renewal license agreements with retailers. Plan, review rent, percentage rent, product concept, terms and visual display
- Ensure adherence to guidelines and procedures for Specialty Retailing program and enforce all clauses of the Specialty Leasing Agreement
- Build and maintain a prospect list by canvassing the market for new merchants, concepts and merchants interested in expanding into the PREIT portfolio.
- Provide suggestions and assists merchants with visual merchandising plans to ensure mall standards and criteria are met, as part of deal negotiation.
- Ensure that income and budgets are met, as well as goals for “additional income” and minimum rent projects are achieved.
- Develop annual common area retail and merchandising site strategy.
- Work with Marketing Department to coordinate use of common area
- Review Specialty Leasing bookkeeping, receivables, insurance requirements, sales reports, billing clarification for reconciliation for each Center of responsibility
- Negotiate Specialty Leasing License Agreements on an ongoing basis to obtain permanent information for license execution for Malls
- Attend Center/Regional/Departmental meetings as determined
Qualified Applicants will have:
- Bachelor's Degree in Marketing, Business Administration, Communications or minimum of 3-5 years in shopping center industry
- Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.
- Ability to communicate effectively, both orally and in writing with all levels of management, staff, outside legal counsel, merchants, etc.
- Effective interpersonal skills
- Basic computer skills including Microsoft Office (Outlook, PowerPoint, Excel, World)
