The Assistant Superintendent assists the Superintendent in the management of the Land development, Home Construction and Warranty on a specific project, or projects they are assigned. The Assistant Superintendent is responsible for expenditures, job reporting, training and direct supervision of the subcontractors and consultants assigned to the project or projects they are assigned to supervise. The primary area of concern for the Assistant Superintendent is scheduling and direct supervision of homes from the drywall stage to completion, including the Homeowner orientation. 
 
Essential Duties and Responsibilities:
 
  • Oversee and schedule construction related activities on assigned projects as they relate to the areas of finishing the home from drywall stage on.
  • Assist in the permit process within the governing municipalities. 
  • Deliver homes within the desired and stated time frames set by Division Manager and the Construction Manager.
  • Manage the completion of the Home Owner Orientation items and warranty items in a timely manner.
  • Manage all relationships with the customers to maintain a professional and successful relationship.
  • Interact directly with the Sales and Marketing staff to assure that the company's objectives are being met.
  • Direct the field staff and subcontractors to properly build and reproduce the Model Homes construction on each project.
  • Direct the field staff and Subcontractors to maintain the Model Homes and inventory houses in conditions presentable to prospective buyers and within acceptable standards set by the company.
  • Direct the subcontractors to maintain their project, including in and around the construction office in a condition presentable to prospective buyers and within acceptable standards set by the company.
  • Assist Land Development and approval processing issues as needed.
  • Thoroughly understand, be able to interpret and critique, improve through suggestion and articulate the information contained on the Architectural and Structural Engineering Plans.
  • Manage the installation of the correct, company specified, products in the homes built under their supervision.
  • Thoroughly understand construction actives relating to Land Developments and Residential Construction.
  • Assist in the formation, performance and instruction of the policies, procedures, philosophies, reports and paperwork required by the company.
  • Assist the Division Manager, Construction Manager and Superintendent as needed. 
  • In regards to local, state, and national Building Codes and Statutes: maintain a thorough and up to date understanding of, the ability to interpret and articulate, and assure the homes constructed fully conform to those codes and statutes.
  • Safeguard all areas under company control from hazardous situations and materials acting as with full responsibility for the safety of Field Personnel under their supervision.
  • Secure the Companies property and protect it from theft, vandalism, and damage.
  • Procure, analyze, understand and articulate to company personnel and customers the manufacturer's recommendations of the use, application, safety precautions, maintenance, and warranty.
  • Provide technical direction to subcontractors through training, direction and supervision.
  • Assist the Construction Manager and Superintendent in the hiring, teaching, training and motivation of Subcontractors and consultant to ensure their successful performance.
  • Understand and follow corporate personnel procedures as they relate to all governing Federal and State laws and statutes.
  • Assist in the recruitment, qualification and training of Subcontractors to have a thorough knowledge of the expectations, requirements, policies and procedures of the company.
  • Anticipate, monitor and resolve subcontractor conflicts before they escalate.
  • Assist in the set up maintenance and proper organization of their Construction field office.
  • Assist in the budgeting, management and control all direct and indirect expenditures as they pertain to projects under their supervision.
  • Assist in the production of all Purchasing Documents, including but not limited to Subcontractor Agreements as they pertain to projects under their supervision.
  • Assist in the bidding, negotiation and execution all Subcontractor Agreements
  • Assist in the review and approve all construction and warranty expenditures as they pertain to projects under their supervision. All contractual expenditures will be reviewed and signed by the Construction Manager and Division Manager
  • Assist with construction, warranty and purchasing reporting and documentation as they pertain to projects under their supervision.
  • Accurately forecast and meet completion and closing dates of homes as required.
  • Carry and execute the procedures of the Emergency Pager as required. 
 
Skills and Abilities Required:
  • Must manage field and staff personnel to achieve company objectives including but not limited to the timely delivery of quality homes within the budgetary constraints set by the Construction Manager and Division Manager.
Must possess excellent organizational skills including but not limited to:
  •       Create and maintain daily schedules for all construction activities
  •       Control Construction, Warranty and Purchasing related paperwork and reports

Must possess excellent interpersonal skills and be able to communicate effectively with: 

  • Coworkers, supervisors, subordinates, subcontractors, consultants governmental officials, realtors and brokers and our customers the homebuyer.
  • Must possess the ability to understand and teach the technical aspects of Land Development and Residential Construction
  • Must possess the ability to recognize, analyze and solve problematic situations
  • Must possess and utilize excellent time management skills and be able to handle multiple -tasks concurrently.
Supervisory Responsibilities Under the direction of the Superintendent:
  • Full Supervisory responsibility for all Construction, Warranty personnel at projects under their supervision
  • Direct responsibility for the supervision of the subcontractors and suppliers contracted by the company at projects under their supervision
  • Must be able to perform construction and business related math calculations including some geometry
  • Must be able to analyze Purchasing, Construction, and Financial documents
  • Must be able to read, interpret, critique and improve construction blueprints.

Education and Experience Required:
  • High School Diploma
  • Minimum of three years' experience in a supervisory capacity in the residential construction industry
  • Or a minimum of three years' experience managing the construction of residential dwellings and a bachelor's degree in Construction, Engineering, or Management.
Physical Requirements:
  • Must be able to operate a motor vehicle
  • Must be able to lift 75 pounds
  • Must be able to negotiate the typical conditions of a construction site under all weather conditions
  • Maintain a professional appearance.
Working Conditions:
  • Work Outside in all weather conditions.
  • Must Work evenings and/or weekends as needed.
  • Work in close proximity to Hazardous chemicals, dust, dirt, and other particulates.
  • Required mobility to and from office and jobsite.
