Commissioning Agent & Mechanical Project Manager

Job Description:

Mechanical engineer with commercial building commissioning experience capable of managing the commissioning process, client relationships and technical staff and providing design services for the development of construction documents and specifications for commercial, institutional, retail and government building projects.

Perform on-site surveys, design and shop drawing review, answer RFI’s and perform C.A. (Construction Administration). Provide on-site start-up and balancing observation and Commissioning (CxA) of HVAC, Plumbing and lighting control systems. Generate comprehensive punch lists, reports and documentation. Provide post-construction troubleshooting of HVAC, BMS controls and plumbing systems.

Job Duties:

  • Prepare CxA (Commissioning) specifications, checklists and documents
  • Provide on-site start-up and balancing observation and CxA of HVAC, Plumbing, BMS and lighting control systems.  
  • Perform thermal Imaging.
  • Review balance reports and manufacturer or contractors start-up reports.
  • Generate comprehensive punch lists, CxA reports and documentation.
  • Provide post-construction troubleshooting of HVAC, BMS controls and plumbing
  • Design of Mechanical, HVAC, controls, plumbing and fire protection systems
  • Prepare calculations, construction documents, specs and LEED documents.
  • Manage design engineers and CAD/BIM technicians for drawing development
  • Provide checking and quality control of designs, energy models and specs.
  • Communicate and coordinate with architects, owners, other engineering disciplines, vendors, building officials and consultants.
  • Estimate probable costs, review construction budgets and change-orders
  • Office C.A. including review of shop drawings, respond to RFI’s. Coordinate with contractors, design team, building officials, owner, etc. throughout construction
  • Identify scope-creep and prepare additional service quotes for Principal review.
  • Meet client schedules and TBA design, CA time budgets.
  • Travel nationally for pre-design site visits, design meetings, construction phase site observations, etc. and prepare detailed technical narrative reports.

Job Requirements:

  • Five (5) to ten (10) years experience in the design, construction and start-up/Commissioning of HVAC, BMS, plumbing, and fire protection systems for retail, commercial, institutional buildings
  • Bachelor of Science degree in Mechanical Engineering.
  • Must possess excellent oral and written communication skills.
  • Efficient in Microsoft Word and Excel. Familiar with AutoCAD and Revit.
  • Professional engineering license, AABC or AGC CxA certification a plus.
  • Attend and engage in meetings with clients, owners, contractors in a positive and productive manner.
  • Possess a good work ethic and be efficient in job duties.
  • Willing to work extra hours above 40 hours a week when necessary to meet project deadlines and client demands.
  • Familiarity with green building design practices and/or LEED.
