Position Summary:
The MEP Estimator is responsible for preparing accurate, competitive cost estimates for municipal, commercial, and industrial construction projects involving mechanical, electrical, and plumbing systems. This role works closely with project managers, preconstruction, operations, and leadership to support bid strategy, pricing accuracy, and long-term project profitability.
The ideal candidate understands how estimates translate into job cost, WIP, and margin performance throughout the life of a project—not just at bid time.
What You’ll Do:
Estimating & Preconstruction
- Prepare detailed cost estimates for mechanical, electrical, and plumbing (MEP) scopes
- Perform quantity takeoffs from drawings, specifications, and BIM models
- Analyze drawings for constructability, scope gaps, and risk exposure
- Solicit, review, and level subcontractor and vendor pricing
- Develop budgets, conceptual estimates, GMPs, and hard bids
- Assist with value engineering and alternate pricing
Cost Control & Financial Awareness
- Build estimates aligned with internal cost codes, labor units, and production rates
- Understand how estimates feed into job cost reports, WIP schedules, and margin tracking
- Support buyout strategies and cost forecasting during project handoff
- Participate in post-bid and post-job reviews to improve estimating accuracy
Collaboration & Communication
- Work closely with project managers, superintendents, and operations teams
- Participate in bid reviews and leadership presentations
- Communicate assumptions, exclusions, and risks clearly and professionally
What We’re Looking For:
Required Qualifications
- 7+ years of experience as an MEP Estimator (or discipline-specific estimator with MEP exposure)
- Strong understanding of commercial construction
- Ability to read and interpret construction drawings and specifications
- Experience with labor productivity, equipment costing, and material pricing
- Proficiency with estimating software (Bluebeam & Excel)
- Strong analytical, organizational, and attention-to-detail skills
Preferred Qualifications
- Experience estimating combined MEP scopes
- Familiarity with job cost accounting, WIP reporting, and cost codes
- Experience with negotiated work, design-build, or CM-at-risk projects
- Knowledge of BIM coordination or model-based estimating
- Bachelor’s degree in Construction Management, Engineering, or related field

Physical Requirements & Work Environment:
- Position is primarily based in a professional office environment with standard office conditions.
- Regular use of a computer, telephone, and other standard office equipment is required.
- Ability to sit, stand, and move throughout the workday, including prolonged periods of sitting while working at a computer.
- Occasional lifting, carrying, or handling of materials up to approximately 15 pounds may be required.
- Position requires occasional travel to project sites and client locations, which may involve walking on uneven surfaces, climbing stairs, and exposure to varying weather conditions.
- Must be able to communicate effectively in person, via phone, and through electronic means.
- Work may require occasional extended hours or schedule flexibility to accommodate meetings, site visits, or project deadlines.
