The Senior Project Manager – Commercial & Industrial is responsible for leading complex HVAC, plumbing, and Building Automation System (BAS) projects across commercial and industrial facilities. This role oversees projects from pre-construction through commissioning and closeout, ensuring safety, quality, profitability, and client satisfaction.
The Senior Project Manager provides strategic leadership, full P&L accountability, and mentorship to project teams while supporting company growth initiatives in both commercial and industrial markets.
Key Responsibilities
- Lead large-scale commercial and industrial mechanical construction, retrofit, and energy projects.
- Manage multiple concurrent projects with full financial responsibility.
- Develop comprehensive project execution plans, schedules, procurement strategies, and risk mitigation plans.
- Participate in pre-construction planning, scope development, budgeting, and value engineering.
- Oversee coordination between HVAC, plumbing, process piping, and building automation systems.
Commercial & Industrial Systems Oversight
- Ensure proper design coordination, installation, and commissioning of:
- Commercial & industrial HVAC systems (chillers, boilers, cooling towers, VRF, RTUs, air handlers, hydronic systems)
- Industrial ventilation and process exhaust systems
- Commercial & industrial plumbing systems (domestic water, sanitary, storm, compressed air, specialty/process piping)
- Building Automation & Controls (system integration, controls programming coordination, energy management systems)
- Oversee system startups, commissioning, and performance validation.
- Ensure compliance with mechanical, plumbing, industrial safety, and energy codes.
Financial & Contract Management
- Manage multi-million-dollar project budgets, forecasting, and cost controls.
- Review and negotiate contracts, subcontracts, and vendor agreements.
- Oversee billing cycles, change orders, cash flow, and profitability tracking.
- Provide accurate financial reporting and executive updates.
Client & Stakeholder Leadership
- Serve as senior point of contact for commercial building owners, facility managers, and industrial clients.
- Lead executive-level progress meetings and strategic updates.
- Identify additional service and retrofit opportunities to support long-term partnerships.
Team Leadership & Development
- Mentor Project Managers, Coordinators, and field leadership.
- Coordinate with superintendents, service managers, and controls technicians.
- Drive a culture of safety, accountability, collaboration, and operational excellence.
Quality, Safety & Risk Management
- Enforce OSHA and industrial safety standards.
- Conduct jobsite visits, audits, and risk assessments.
- Proactively manage complex scheduling, operational, and site constraints typical in industrial environments.
Qualifications, Education & Experience
- Bachelor’s degree in Construction Management, Mechanical Engineering, or related field preferred.
- 10+ years of progressive experience in commercial and industrial mechanical project management.
- Proven experience managing large-scale HVAC, plumbing, and BAS projects.
- Demonstrated success managing complex, multi-million-dollar industrial environments.
Technical Competencies
- Advanced knowledge of commercial and industrial HVAC systems.
- Strong understanding of industrial plumbing and process piping applications.
- Experience with building automation systems integration and commissioning.
- Ability to manage projects in active manufacturing or mission-critical facilities.
