Assistant Commercial Property Manager

  • Responsible for tenant announcements and distribution of marketing material 
  • Help to organize community tours of the Harbor Point Association and leasing tours 
  • Organize catering for various meetings and events
  • Handle all event planning for tenants (blood drives, tenant appreciation days, holiday themed activities, coordinate vendors to visit properties to sell merchandise, bake sales, American Cancer Society’s Daffodil Days)
  • Prepare annual budget and update contracts as Manager of the Harbor Point Planned Community Association 
  • Organize community clean ups for various outdoor events 
  • Constant contact with security on a daily basis and most importantly for activities at the properties and for events 
  • Develop new ideas for community improvement 
  • Assist the Events Coordinator and Marketing Manager with monthly company and local community events 
  • Responsible for tenant matters: security, transportation, operating cost allocation, and building conditions 
  • Assist with the development of outreach programs and community events 
  • Analyze weekly leasing reports and prepare monthly Operation Management reports for all properties 
  • Prepare monthly vacancy reports
  • Collect information regarding all properties and prepare weekend activity reports
  • Intermediary between tenant and property management.  Receives daily calls from tenants and responds to concerns and needs of these tenants.  Relays important information to the engineering and property management staff.
  • Oversees properties daily:  in charge of building maintenance and landscaping for Class A appearance 
  • Directly assists the Stamford Property Managers, Director of Commercial Properties, Director of Commercial Leasing, and the Chief Engineer 
  • Assists Property Managers in any way needed:  either in an administrative way or visiting the properties to check on the building status
  • Solicit and analyze bids for service contracts from vendors and negotiate pricing on proposals
  • Perform in depth analyses of proposals and presented options to upper management 
  • Assist with administrative duties regarding lease negotiations with new tenants, preparation of landlord budgets, construction bid analyses, and lease analyses 
  • Occasionally assist in obtaining building permits from the City of Stamford
  • Create purchase orders 
  • Delegate work on contracts/service agreements
  • Assist with the development of building projects, boatyards, new roadways and traffic flow, and transportation options
  • Prepare monthly expense reports
  • Process and approve incoming bills

 

  • Work in the following programs: MRI Workspeed (Tenant Relations), Timberline (Accounting), Kastle (Security), and Target Safety (Engineering Safety)  
  • Computer Software Proficiency:  Microsoft Office Suite (Word, Excel, PowerPoint, Publisher, & Outlook)
