Commercial Property Manager

Responsibilities
The property manager coordinates and directs professional, administrative and technical resources in a variety of assignments through clear and consistent communication. The Property Manager exercises independent judgment to select proper courses of action consistent with strictly adhered to company objectives and methods. This position reports to the Director of Commercial Property Management


• Engage in direct and clear communication with tenants, service providers and internal and external resources to ensure BLT provides a superior and consistent level of service to tenants in BLT managed buildings
• Oversee all daily operations of the site
• Ensure that the Chief Engineer and all other Engineers are performing their job descriptions in the highest standards
• Promote a strong team through relationship building and drive results for tenants
• Develop a good working rapport with tenant base through superior customer service
• Supervise building engineers and manage all BLT contractors and sub-contractors
• Assist with and manage all work order requests
• Develop and implement energy savings plans and implement
• Complete quarterly financials for site and review with Tenant
• Ensure the site is complying with all OSHA requirements
• Respond to emergency’s during and after business hours
• Perform as a member of the Security Crisis Management and first responder site teams
• Complete all compliance calendar tasks on time
• Manage all capital projects
• Constantly monitor financial situation and control expenses in compliance with the budget
• Meet with service contractors periodically to discuss performance
• Motivate, coach and develop internal resources and contractors
• Assist in recruiting and hiring resources as required
• Regularly and consistently evaluate building conditions to ensure they meet the highest possible standards within the limits of the budget
• Ensure efficient building operations by establishing objectives, setting priorities and coordinating the responsibilities of internal and external resources
• Plan, schedule and assign all general maintenance, and capital improvement work at each assigned property and be held accountable that all such work is completed as scheduled and in a quality manner
• Ensure all contracted service is routinely bid consistent with BLT policy to qualified service providers and awarded in a manner that creates value for the building and tenants
• Continuously evaluate and provide feedback about internal resource performance through the review of completed work and the methods involved
• Maintain all property contracts, correspondence, annual budgets and other property information in an organized manner
• Prepare or assist in the preparation of monthly financial and operational reports
• Develop annual operating and capital budgets within established timeframes consistent with owner objectives


Qualifications
• Bachelor’s Degree
• 5-7 years in commercial or retail real estate property management
• Commercial Office property management experiences preferred
• Knowledge of mechanical engineering principles and landowner rights
• Strong communication skills
• Ability to review, abstract and carry out contractual agreements
• 5 years of supervisory experience
• Prior experience managing budgets and basic accounting principles
• Strong sense of urgency and ability to meet deadlines is a must
• Knowledge of federal, state and local laws in real estate management
• Experience in Microsoft Office
• Timberline experience is a plus
