HVAC - FACILITY MAINTENANCE TECHNICIAN

The primary role of the HVAC / Maintenance Technician is to provide HVAC preventive maintenance and repairs as well as general building maintenance service on commercial properties both managed and non-managed.

Qualifications:

Required:

  • High school diploma, post-secondary education in building maintenance or HVAC systems
  • 3+ years HVAC systems preventive maintenance and repair experience
  • Boilers License
  • Basic plumbing, carpentry and mechanical skills
  • Knowledge of general maintenance and routine repairs
  • Knowledge of safe operating and maintenance of small to medium machinery
  • Ability to be on call 24/7 for emergencies, will be included in the “on-call” rotation
  • Maintain a positive and helpful attitude at all times
  • Ability to work independently on routine assignments
  • Strong communication skills, particularly oral / interpersonal skills
  • Valid Driver’s License and good driving record per McGough’s Fleet Policy

Preferred:

  • EPA Certification
  • Knowledge of OSHA and other code and safety standards
  • Proficiency in basic computer applications and building management systems

Office and Travel:

Daily travel between managed properties is necessary.

Responsibilities and Tasks:

  • Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in the facility to obtain the most efficient operating results and life expectancy.
  • Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This includes building automation systems, fire / life safety systems, HVAC systems, critical power systems, and any other building-related equipment.
  • Perform inspections and repairs to the facility interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
  • Repair minor plumbing problems in restrooms, drinking fountains and kitchen areas.
  • Perform minor painting tasks to include, but not limited to; doors and door frames, concrete floors and walls, sheetrock surfaces.
  • Perform minor repairs and adjustments to suspended ceiling grids and ceiling tiles.
  • Make minor repairs and adjustments to drawers, doors and door hardware.
  • Perform cleaning tasks as assigned.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Assist other Maintenance Technicians as needed in a variety of tasks, to maintain building equipment.
  • Will be part of the On-Call Rotation, expected to be available 24 hours a day, answer calls, emails, texts and come in if required.

Employee needs to be able to drive on a daily basis to get from site to site as needed.

Typical assignments frequently require that work be completed outdoors in a variety of weather conditions.  Some jobs require an employee to work on high structures such as ladders and scaffolds.  While performing the duties of this job, the employee is regularly required to reach with hands and arms.  The employee frequently is required to stand; talk or hear; walk; and use hands to finger, handle, feel or operate objects, tools, or controls.  The employee is occasionally required to sit; climb, balance; stoop, kneel, crouch, or crawl.

Occasionally, employee will be required to visit construction jobsites which may expose the employee to dirt, dust, uneven surfaces, outdoor weather conditions, and extreme temperatures.
