We are seeking a candidate with a strong working knowledge of renovating both single family rental properties & apartments that is able to develop, recruit, manage, and coordinate a team of Independent Contractors, Subs, and various vendors. You will see full-cycle oversight over these acquisition plans and unit turnovers relating to the rehab efforts (budget, vendor management, quality control, timeline management, and scheduling) of third-party general contractors and vendors. We need a motivated, enthusiastic and experienced Project Manager to assist in delivering these rental units in service on time and on budget, and oversee their progress along the way in a timely and cost-effective manner.
 
Requirements:
  • Must be comfortable using Scheduling Software
  • Must have experience in Project Management
  • Experience in estimating residential construction and renovations projects
  • Experience in managing residential construction and renovations projects
  • Experience in building a team of Independent Contractors, Subs, and various vendors.
  • Ability to recognize aspects of the home's/apartments condition and determine necessary items for renovation/repair
  • Experience in Residential Home Remodeling and Apartment remodeling
  • Working knowledge of construction management processes, means and methods
  • Competent in conflict management
  • Excellent organizational, communication, time and project management skills
  • A team player with leadership skills
Responsibilities:
  • Manage the execution of turnover and renovation scopes on time, on budget, and at or exceeding our quality standards. This includes interacting with and managing vendors, conducting weekly/daily in-field quality control checks, and working within a scheduling and financial tracking system to manage projects.
  • Carries out established project schedule
  • Coordinates sub-contractor schedules
  • Establishes sub-contractor manpower requirements to achieve project schedule
  • Directs sub-contractors or direct labor regarding daily work priorities
  • Produces a Daily Field Report
  • Prepares a weekly job progress report
  • Working in a fast-paced office environment with multiple deadlines

  • Ability to implement checklists and project management processes
  • Review the project in-depth to schedule deliverables and estimate costs
  • Coordinate and direct vendors and subcontractors

  • Prepare internal and external reports pertaining to job status
  • Plan ahead to prevent problems and resolve any emerging ones
  • Create change orders for job changes
QUALIFICATIONS:
Education:
  • Bachelor’s degree preferred not required
  • Advanced degree preferred
Experience:
  • 7+ years of experience in remodeling and construction contracting
  • 7 + years of experience in project management
Skills:
  • Excellent organizational and time management skills
  • Self-motivated with excellent problem - solving skills
  • Excellent written and verbal communication skills
  • Excellent customer service orientation
  • Good leadership and management skills
  • Good working knowledge of MS Office, with ability to learn new software

SALARY RANGE: $50,000-$65,000 per year plus bonuses
