The primary role of the Maintenance Technician is to provide general building maintenance service on commercial properties both managed and non-managed.  Pay range of $20.00-$22.50/hour.

Qualifications:

Required:

  • High school diploma
  • Basic plumbing, carpentry and mechanical skills
  • Knowledge of general maintenance and routine repairs
  • Knowledge of safe operating and maintenance of small to medium machinery
  • Ability to be on call 24/7 for emergencies, will be included in the “on-call” rotation
  • Maintain a positive and helpful attitude at all times
  • Ability to work independently on routine assignments
  • Strong communication skills, particularly oral / interpersonal skills
  • Valid Minnesota Driver’s License and good driving record per McGough’s Fleet Management Program
  • Boilers License (must obtain within six months of hire date)

Preferred:

  • Post-secondary education in building maintenance and / or HVAC systems
  • Knowledge of OSHA and other code and safety standards
  • Proficiency in basic computer applications and building management systems
  • HVAC system preventive maintenance skills

Office and Travel:

Works out of the Butler Square Building in Minneapolis, MN and reports to the Operating Engineer and Senior Property Manager.  Hours of role are 6:00am to 2:30pm, Monday through Friday.  Assigned parking is provided in the loading dock of building.

Responsibilities and Tasks:

  • Performs inspections and repairs to the facility interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
  • Performs minor painting tasks to include, but not limited to; doors and door frames, concrete floors and walls, sheetrock surfaces.
  • Make minor repairs and adjustments to drawers, doors and door hardware to include maintenance of keys and locks after training by other maintenance staff.
  • Repair minor plumbing problems in restrooms, drinking fountains and kitchen areas.
  • Perform cleaning tasks as assigned to include, but not limited to cleaning perimeter of building and loading dock daily.  Empty trash cans as needed.
  • Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in the facility to obtain the most efficient operating results and life expectancy.
  • Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This includes building automation systems, fire / life safety systems, HVAC systems, critical power systems and any other building related equipment.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Assist other Maintenance Technicians as needed in a variety of tasks, to maintain building equipment.

Employee needs to be able to lift and push/pull up to 50 pounds as frequently as needed to move objects; dexterity to write and manipulate computer keyboard and mouse; ability to hear and speak clearly; and ability to distinguish between colors on graphs and charts. Employee needs to be able to drive on a daily basis to get from site to site as needed.

Typical assignments frequently require that work be completed outdoors in a variety of weather conditions.  Some jobs require an employee to work on high structures such as ladders and scaffolds.  While performing the duties of this job, the employee is regularly required to reach with hands and arms.  The employee frequently is required to stand; talk or hear; walk; and use hands to finger, handle, feel or operate objects, tools, or controls.  The employee is occasionally required to sit; climb, balance; stoop, kneel, crouch, or crawl.

Occasionally, employee will be required to visit construction jobsites which may expose the employee to dirt, dust, uneven surfaces, outdoor weather conditions and extreme temperatures.
