We are currently seeking an ECA Compliance Lead
The Compliance Lead is responsible for ensuring compliance with low-income housing tax credit rules and regulations.
Responsibilities include:
- Work closely with site and corporate staff to ensure regulatory compliance with housing program
- Perform tenant file audits and ensure resolution of issues
- Accurately calculate income from all sources including income from assets to successfully determine approval or denial of move-in applications
- Provide administrative support, filing, and ongoing file maintenance
- Render on-going training for on-site staff in areas of LIHTC, fair-housing and all things needed to ensure compliance is met according to state and federal regulations
- Perform move-in file audits, inform leasing team of any issues to be resolved before signing off, complete all move in TIC’s
- Process commissions for both move-ins and re-certifications
- Achieve resident retention by hosting quarterly on-site events, providing exceptional customer service, and sending renewal notices
- Communicate directly with local housing authority and state agency staff concerning compliance, inspections, and annual audits
- Reside as an on-site resident and serve as a liaison to the local community, having knowledge and familiarity with the local services available to the community residents and having an understanding of the locality where the community is based in order to assist the residents with questions about available local amenities and services
- Assist new residents in making a positive transition into the community, including making at least one personal introduction with a new resident each month and providing a community packet introduction
- Attend all community meetings scheduled during normal work shifts; in the event community meetings are scheduled outside of regularly-scheduled work shifts, attend one after hours community meeting per quarter
Requirements:
- Compliance department experience processing Low Income Housing Tax Credit (LIHTC or Section 42) certification
- Knowledge and experience in affordable housing programs such as HUD Section 8, 202, and/or 811 projects
- Ability to remain professional and courteous in a fast-paced working environment
- Ability to follow direction, strong organization skills, and ability to follow-up to ensure competition of tasks
- Working knowledge of Microsoft suite
Additional Information: This is a live on-site position on an 840 unit 100% tax credit community. Position will be available mid to late October 2021.
Compensation: $25.00 per hour
