This position will lead pre-construction teams while developing pre-construction strategies and bids.  Project scopes are generally less than $50 million or for designated components on large, complex projects.

Key accountabilities of the role include:

  1. Take personal responsibility for working safely within an Incident and Injury Free (IIF) culture.
  2. Prepare conceptual cost models, budgets, and proposals; perform quantitative analyses of construction documents and project program requirements.
    • Provide direction and oversight of project coordination, logistics, staffing, and procurement of resources; coordinate preparation of all cost models, milestone estimates, and GMP packages to ensure compliance with contract, scope, and budget requirements.
    • Develop and maintain the purchasing plan; analyze project program, design, costs, and subcontractor input and provide comparisons, cost savings, value engineering options, and other recommendations.
    • Lead pre-construction functions and participate in go/no go for project selection.
    • Manage the orderly, timely transition of projects from estimating to the field and preparation and input of cost control budget.
  3. Provide consultative guidance on constructability, scheduling, quality, phasing, and staffing.
    • Develop and maintain consistent pre-construction procedures, reports and documentation; develop and implement cost models; develop tools for design management; assist in life cycle cost studies; and investigate new materials and methods.
    • Troubleshoot contractual requirements and projects for potential conflicts; offer solutions to complex issues.
    • Act as a strategist for value engineering studies, system analysis, constructability reviews, and schedule analysis; develop parameters for these studies to stay within project scope and budget.
  4. Build and facilitate collaborative team processes among project participants.
    • Organize and schedule team review meetings, develop and communicate risk analysis and margin protection plans, and understand costs.
    • Partner to develop appropriate subcontractor scopes of work based on the project program and desired outcome.
    • Coach and mentor fellow AP team members.
    • Establish and maintain professional working relationships with owners, design teams, engineers, and subcontractors; network within the market to learn client business models and establish credibility.
    • Create and maintain an active review and exchange of information process with operations for all current projects.
  5. Build and manage subcontractor relationships; facilitate bids and presentations.
    • Develop and maintain a pre-qualified list of subcontractors for all projects.
    • Help develop proposals to ensure all materials are client ready.
  6. Other duties as assigned.

Requirements: 

  1. History of leadership experience with a track record of organizational contributions including:
    1. A Bachelor’s degree in construction management, architecture, engineering, or related field and 6+ years of experience in pre-construction, estimating, or related field with projects greater than $5 million.
    2. MBA, LEED, DBIA, or other advanced degrees are considered advantageous.
    3. Thorough experience with conceptual and design-build estimating.
    4. Strong proficiency in Microsoft Office and Microsoft Project,.
  2. Ability to travel to client and project sites as required.

  5. Experience in driving accountability for financial and operational effectiveness, integrating and aligning efforts within team, monitoring results, and tackling problems directly.

  7. Ability to drive to the core of complex issues and provide insightful and constructive feedback.
  8. Developed skills (written, oral, and listening) in order to effectively communicate with diverse audiences.
