BUILDING ENGINEER/MAINTENANCE

The primary role of the Building Engineer/Maintenance Technician is to perform HVAC operations and preventive maintenance as well as general maintenance service for managed properties.  **This position requires an individual to be fully vaccinated in order to comply with the requirements of the clients we are doing work for.**  This position pays between $35-$40/hour dependent upon experience and skills.

Qualifications:

Required:

  • Working knowledge of building maintenance and construction
  • HVAC preventive maintenance, repair, and operations experience
  • Performs plumbing, carpentry, mechanical, and general building repairs
  • Ability to be on call 24/7 for emergencies, will be included in the “on call” rotation
  • Ability to work independently and efficiently on routine assignments
  • Second Class C Boilers license - minimum requirement
  • Valid Driver’s License and good driving record per McGough's fleet policy

Preferred:

  • Steam Boiler Experience
  • Ability to test up to a First Class C boilers license within 6 months of hire date
  • Universal Refrigerant License
  • Knowledge of OSHA and other code and safety standards
  • Five (5) years or more of experience in facility maintenance and building engineering

Office and Travel:

Daily travel between managed properties is necessary.

Responsibilities and Tasks:

  • Conduct regular inspections of buildings to identify interior and exterior maintenance and repair needs
  • Perform minor repairs and adjustments to suspended ceiling grids, and ceiling tiles.
  • Performs minor painting tasks to include, but not limited to, doors and door frames, concrete floors and walls, sheetrock surfaces.
  • Make repairs and adjustments to drawers, doors, door hardware, and locks.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Operates, inspects, and maintains all HVAC, mechanical, electrical, and plumbing equipment, and other related building systems.
  • Work to obtain the most efficient operating results and life expectancy of building equipment.
  • Address and troubleshoot customer maintenance requests including hot/cold calls.
  • Responsible for maintaining adequate stock of building supplies, light bulbs, spare parts, tools and related items.
  • During winter months shovel as required to maintain open entrances and walkways. This is to include hand shoveling, power brushing, and snow blowing along with applying of salt and sand as required keeping areas clean.  Entrances and walkways need to be cleaned and safe to walk before tenants arrive and leave for the day.
  • Check and replace lights as needed throughout buildings. If an electrician is required to fix problem a coordinate and schedule as needed.
  • Repair and adjust building plumbing fixtures. Replace flush valves, faucets, toilets, sinks and related plumbing within level of expertise.
  • Moving of furniture, hanging of pictures and white boards, etc.
  • Escort contractors and service personnel as required throughout the building and tenant spaces.

Employee needs to be able to lift and push/pull up to 50 pounds as frequently as needed to move objects; dexterity to write and manipulate computer keyboard and mouse; ability to hear and speak clearly; and ability to distinguish between colors on graphs and charts. Employee needs to be able to drive on a daily basis to get from site to site as needed.

Typical assignments frequently require that work be completed outdoors in a variety of weather conditions.  Some jobs require an employee to work on high structures such as ladders and scaffolds.  While performing the duties of this job, the employee is regularly required to reach with hands and arms.  The employee frequently is required to stand; talk or hear; walk; and use hands to finger, handle, feel or operate objects, tools, or controls.  The employee is occasionally required to sit; climb, balance; stoop, kneel, crouch, or crawl.

Occasionally, employee will be required to visit construction jobsites which may expose the employee to dirt, dust, uneven surfaces, outdoor weather conditions and extreme temperatures.
