BUILDING MAINTENANCE TECHNICIAN

The primary role of the Building Maintenance Technician is to provide general building maintenance service on commercial properties both managed and non-managed.  This position is provided a truck and tools to drive to multiple client sites to perform routine and requested building maintenance.

Qualifications:

Required:

  • High school diploma
  • Basic plumbing, carpentry, and mechanical skills
  • Knowledge of general maintenance and routine repairs
  • Knowledge of safe operating and maintenance of small to medium machinery
  • Ability to be on call 24/7 for emergencies, will be included in the “on-call” rotation (approx. every 6 weeks)
  • Always maintain a positive and helpful attitude
  • Ability to work independently on routine assignments
  • Strong communication skills, particularly oral / interpersonal skills
  • Valid Minnesota Driver’s License and good driving record per McGough’s Fleet Management Program
  • Previous building maintenance experience
  • Have knowledge of and be able to use a variety of hand tools and power tools

Preferred:

  • Post-secondary education in building maintenance and / or HVAC systems
  • Boiler Specials License
  • Knowledge of OSHA and other code and safety standards
  • Proficiency in basic computer applications and building management systems
  • HVAC system preventive maintenance skills

Office and Travel:

Daily travel between managed properties is necessary.  This position is provided a truck and tools to drive to multiple client sites to perform routine and requested building maintenance.

Responsibilities and Tasks:

  • Perform inspections and repairs to the facility interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
  • Performs minor painting tasks to include, but not limited to; doors and door frames, concrete floors and walls, sheetrock surfaces.
  • Perform minor repairs and adjustments to suspended ceiling grids, and ceiling tiles.
  • Make minor repairs and adjustments to drawers, doors and door hardware.
  • Repair minor plumbing problems in restrooms, drinking fountains and kitchen areas.
  • Perform cleaning tasks as assigned.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Assist other Maintenance Technicians as needed in a variety of tasks, to maintain building equipment.
  • Will be part of the On-Call Rotation, expected to be available 24 hours a day, answer calls, emails, texts and come in if required.

Employee needs to be able to lift and push/pull up to 50 pounds as frequently as needed to move objects; dexterity to write and manipulate computer keyboard and mouse; ability to hear and speak clearly; and ability to distinguish between colors on graphs and charts. Employee needs to be able to drive on a daily basis to get from site to site as needed.

Typical assignments frequently require that work be completed outdoors in a variety of weather conditions.  Some jobs require an employee to work on high structures such as ladders and scaffolds.  While performing the duties of this job, the employee is regularly required to reach with hands and arms.  The employee frequently is required to stand; talk or hear; walk; and use hands to finger, handle, feel or operate objects, tools, or controls.  The employee is occasionally required to sit; climb, balance; stoop, kneel, crouch, or crawl.

Occasionally, employee will be required to visit construction jobsites which may expose the employee to dirt, dust, uneven surfaces, outdoor weather conditions and extreme temperatures.
