POSITION SUMMARY

The Preconstruction Coordinator leads the planning and bidding stages of a construction project. This includes estimating the costs of construction as well as participating in evaluations, value engineering and analysis, high level scheduling, and constructability reviews.

Beyond specific project assignment, the Preconstruction Coordinator will provide Company leadership, participating in committees, initiatives, and/or industry associations (AGC, ACI, etc.) to further the interests of the Company.

PRIMARY FUNCTIONS AND ESSENTIAL RESPONSIBILITIES

Relationship Management

  • Develop relationships with key clients through collaborative estimating. Represent Precision as a trusted advisor to our clients and influencers.
  • Develop relationships with our subcontractors to obtain timely, responsive, accurate quotes, and further understand their means and methods.
  • Procure subcontractor pricing consistent with estimating work plans. Host project budget documents, communicate budget/bid requirements, and solicit pricing from subcontractors in preconstruction drive.
  • Create and manage bid win strategy based on the client's directives and project goals.
  • Periodically visit job sites to strengthen relationships within Precision, obtain estimating feedback, and expand construction knowledge.

Preconstruction

  • Develop and update RFP documents for subcontractors and suppliers.
  • Enter subcontractor pricing into final estimates.
  • Create pumping matrix to inform estimate.
  • Develop high level schedule to inform budget duration.
  • Manage changes throughout the preconstruction phase making sure that the estimate accurately reflects the most up to date information.
  • Organize and summarize deliverables consistent with assignment expectations and Precision standards.
  • Record deliverables so that they can be easily found, tracked, and understood by others.
  • Manage quantity takeoff assignments with estimator to ensure that deliverables match specific expectations for format, sorting, and level of detail and enter into the estimate.
  • Partner with operations teams, including field resources, to ensure budgets incorporate thoughtful phasing, scheduling, sequencing, hoisting, logistics, and safety considerations.
  • Extract unit pricing information from subcontractors’ budgets and bids to ensure we maintain connection to current market trends and escalation.
  • Collect, synthesize, and compare Precision actual costs, self-performed work productivities, project crew mix and overtime performance, etc to ensure future work is budgeted with the benefit of current performance.
  • Verify deliverables to ensure accuracy.
  • Coordinate market recovery for all projects that meet the requirement.
  • Generate proposals and send to client.
  • Give instruction and maintain efficient project management systems, subcontractor controls, scheduling techniques, material handling and technical know-how programs on assigned projects.
  • Assist in documenting changes, maintaining project record drawings and specifications.

Leadership

  • Lead budget kick-off and attend review meetings, including superintendent peer reviews. Be budget lead, or supervise others, to utilize Sage and Excel, to price budgets in detail and then summarize for communication and variance tracking.
  • Team with the estimator to innovate, automate, and improve estimating and preconstruction tools.
  • Provide expertise in pricing self-performed work, general conditions, and construction work support.
  • Play a lead role in identifying, planning, and executing special departmental assignments for lean process development and standardization.
  • Train various personnel within the Operations group on Precision’s estimating tools, templates, and standards. Mentor estimators; facilitate the development of their estimating skills.
  • Assist in recruitment of additional estimating resources.

SKILLS, KNOWLEDGE, QUALIFICATIONS AND EXPERIENCE

  • Bachelor’s degree in Engineering, Construction Management or equivalent years of work experience can apply
  • 5+ years of estimating field experience
  • Hands on estimating and budget/bid preparation experience is required with the ability to independently produce conceptual, SD, DD, and CD estimates.
  • Ability to operate effectively in an environment that requires frequent switching between managing and doing.
  • Experience leading estimates and managing resources.
  • Excellent communication skills, and ability to clarify and present budgets both internally to project operations leads and externally to clients and design teams. Strong performer in project interviews and formal budget presentations.
  • Familiarity with all major elements of commercial building construction and a working knowledge of high-level pricing metrics for major systems, including site/civil, structure, exterior closure, interiors, vertical transportation, and MEP elements.
  • Proficiency with estimating software, which includes Sage software for detailed estimates, Bluebeam for onscreen takeoff, and Excel for budget summaries, variances, and comparisons
  • Possess thorough understanding of how VDC/BIM integrates into the estimating process.
  • Working knowledge of utilization of Revit models for scope review and communication and quantity generation and extraction

WORK ENVIRONMENT

  • Requires work on active commercial constructions sites.
  • When onsite, employees are required to wear appropriate personal protective equipment as required by the company’s safety policies and as required per weather conditions.
  • Standard hours plus evening and weekend work including work-related events.

REQUIRED PHYSICAL ABILITIES

  • Current driver’s license
  • Successful completion of drug testing is a conditional requirement of the employment process.
  • Physical requirements of the position include regularly required to talk or hear, vision capabilities, as well as the ability to frequently stand; walk; and use hands; fingers and arms. Additional abilities include sitting, climbing, and balancing, as well as the ability to frequently lift and move up to 25 pounds.

The salary range for this position is $67,299 - $124,340 per year. Precision Concrete, LLC provides the following benefits - 7 Paid Holidays, 2 weeks Vacation, Company Paid Medical, Dental, and Vision, and Cell Phone Stipend.
