The concrete restoration Project Manager is responsible for all aspects of multiple concrete construction restoration projects in the Cleveland area.
Safety
- Project safety implementation and management in accordance with Donley’s Safety Program.
- Safety Audit Process - walk the jobsite and discuss with field personnel what we can be doing to make the jobsites safer.
- Manage all incidents/accidents aggressively, including going to the occupational medical facility with the co-workers - if both the OM and the PM can go, then you both go.
- Attend and/or Lead 2 safety training sessions per month (tool box talk, STA, Friday morning session, etc.). Interact with co-workers and get their feedback as to how we can improve safety on the project.
- Develop Site Specific Safety Plans with Regional Safety Manager and review monthly with project teams and Safety Manager.
- Manage and enforce Donley’s Safety Program and rules, this includes your workers, other crews, and any trade on site. Be willing to discipline noncompliance. Ensure that STA’s are being done correctly.
- Attend 6:30 foremen’s meetings when on site and make sure safety is discussed.
- Complete a project specific Predictive Solutions safety audit once a week
Job Cost
- Work with estimating department on project bids and pre-construction phase for assigned bids and/or projects.
- Develop and revise, as necessary, project budgets.
- Manage project reporting, including weekly meetings, meeting minutes, monthly reports to client, monthly job costing, and invoicing.
- On a monthly basis, utilizing our Viewpoint Software system, as well as any other Excel based supporting documentation required, prepare, monitor and present Job Cost reports to Management and Company Controller. The monthly reporting is to include the status of Project(s) budgets, General Condition’s expenditure’s, budget revisions, change orders and gross profit projections (GPTR).
- Analyze actual costs to estimates and document variances. Work to resolve cost overruns.
- Develop schedule of values (SOV) for Donley’s general contract and sub- contractor payment applications as appropriate to cover cash out flows.
- Manage labor costs, labor relations and work with appropriate internal personnel to resolve labor issues.
- Meet perspective clients onsite, review the potential job with them, and develop a scope of work, schedule, manpower need, risk assessment, and budget for the reviewed project. Present this information for review and discussion to Donley’s Restoration Group’s vice president
Other
- Prepare and review project schedules, either on own or with internal scheduling personnel, from pre-construction phase through close-out.
- In conjunction with estimating personnel, initiate and award subcontracts to vendors and subcontractors during pre-construction phase based on appropriate standards; issue change orders as necessary.
- Act as liaison with Owner/Architect for projects assigned, including correspondence regarding status of construction, change management issues, and responding to questions.
- Administer and monitor compliance of the contract with Owners, subcontractors and vendors.
- Evaluate and develop team members on project.
- Concrete construction document management, including but not limited to applying for building permits, surveys, testing and inspections.
- Coordinate and expedite materials and services for the job site.
- Determine equipment requirements and timing throughout the project.
- Schedule and manage owner, subcontractor and supplier meetings throughout each phase of construction, as needed to ensure successful and timely completion.
- Provide assistance, guidance and advice to project executives, marketing, executive team and others when appropriate and/or requested.
- Manage time and responsibilities to be able to meet deadlines, and manage conflicting deadlines when necessary.
- Interact with and lead project team members and delegate project tasks as appropriate, in conjunction with the VP and Concrete Operations Manager.
- Review and coordinate structural, architectural and MEP drawings throughout project.
- Monitor work to ensure that Donley’s is adhering to project plans and specifications.
- Close out contracts with Owner, subcontractors and vendors and obtain all necessary releases.
- Provide timely written notices in accordance with project manual and contract requirements.
- Involvement in trade organizations (ACI), associations and community groups to develop and maintain positive relations and potential leads with prospective clients.
- Oversee the management of the submittal process.

Position Requirements
- Required
- 10+ years of experience in progressively responsible roles in concrete construction management as a project engineer, project manager, assistant superintendent, or superintendent including at least 5 years’ experience on commercial projects; or equivalent combination of education and experience.

- Able to perform duties independently.
- Computer skills: Microsoft Office applications, Expedition or similar programs, P3/P5
- Knowledge of all different construction delivery systems.
- Strong attention to detail.
- Willingness to stop everything you are doing and support the foreman in the field in any way they need it. The jobs come first.
Work Conditions
- Nature of work requires an ability to operate standard business office equipment.
- Requires ability to communicate and exchange information, collect, compile and prepare work documents, set-up and maintain work files.
- Ability to move over rough terrain on and around a construction site for up to ten (10.00) hours a day
- Work performed in a general office environment and at project sites.
- Requires overtime hours on a regular basis.
- Requires periodic participation and attendance at company events and meetings.
- Must have valid driver’s license and reliable transportation.
