The Ruhlin Company, a general contractor based in northeast Ohio (Medina County), is seeking to hire a full time Assistant Project Manager for its Building Division. This position will be based out of Ruhlin's regional office in Gahanna, Ohio.

Position Summary:  Assist with the planning, organizing, and controlling of all resources (employees, equipment, materials, subs) for the successful execution of a project.  Lead project teams in the construction of projects ensuring project quality, schedule, cost control, safety and customer satisfaction objectives are met.  Serve as the secondary point of contact for owners. Assist the Project Manager with the position responsibilities below.

Position Responsibilities:

Safety

  • Work with the Safety Director to ensure projects have safe working conditions and that safe work practices are in place. Assist with preparation of CMR’s.
  • Ensure assigned projects perform better than established safety goals.

Quality

  • Monitor and ensure quality control.

Schedule

  • Review project proposal or plans to determine time frame, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of the project.
  • Work with the Project Manager to develop baseline project schedule with assistance from Superintendent and/or Scheduler.

Cost

  • Provide input and assist with all pre-construction services such as purchase orders, subcontracts, schedules, project cost set-up and project pre-planning.
  • Monitor and report project cost and schedule performance; recommend corrective actions.
  • Manage the financial aspects of contracts; ensure margin analysis is completed.
  • Assist Superintendent with problem or conflict resolution; assist in driving subcontractors or work force.
  • Review status reports prepared by project employees and modify schedules or plans as required; prepare project reports for Company management, owners or others.
  • Manage the scope of work and maintain mastery of the contract documents.
  • Manage claims; identify and resolve potential claims with subcontractors/suppliers.
  • Participate in project coordination meetings.
  • Assist estimators with the definition of bid packages during project buyout.
  • Assist Project Manager with subcontract estimate review and approval.
  • Assist Project Manager with invoice approval.
  • Manage payment applications and ensure project staff is tracking actual quantities completed.

Owner Relationships

  • Establish and maintain positive relationships with key owners and consultants.
  • Review change orders for accuracy.
  • Review and act on contractor pay requests and invoicing.

General

  • Champion skill development of assigned resources through training and performance evaluation.
  • Ensure adherence to insurance, safety, labor relations, EEO and tax regulations.
  • Support the achievement of EEO goals.
  • Foster team camaraderie: mentor employees and ensure they understand their role.
  • Document best practices to share with other projects; ensure best construction methods are used.
  • Responsible for presenting one or more best practice documents annually at the winter conference.
  • Direct and ensure timely completion of project close-out activities.
  • Protect and promote the interests of the Company; ensure all compensation for work performed is received.
  • Assist estimating staff on assigned estimates.
  • Communicate and reinforce the Company vision, values, and goals to department staff.
  • Perform additional assignments per supervisor’s direction.

Essential Skills and Experience:

  • Bachelor’s degree in engineering, construction management, business administration, or related field.
  • Minimum three years’ experience in the construction industry.
  • Knowledge of construction methods and materials, costing, scheduling, and estimating.
  • Ability to think ahead and plan over a one-to two-year time span.
  • Effective communication skills, both verbal and written.
  • Strong organizational, multi-tasking, and time management skills.
  • Problem analysis and problem resolution ability at both a strategic and functional level.
  • Strong customer service orientation; strong team player.
  • Proficient with Microsoft 365, Microsoft Teams, Viewpoint Vista, HCSS, P6, CAD.
