Preconstruction Project Manager 

Position Summary

WIELAND’s Preconstruction Project Manager will take ownership and drive relentlessly to successfully estimate, take off, and execute pre-construction services. This individual is responsible for the overall planning, coordination, and organization of preliminary budgets and schedules. They will work directly with the Project Executives, Project Teams, and the Director of Pre-Construction.

Job Functions

  • Review construction documents to create accurate scopes of work, bidding forms and complete bid packages for subcontractor submission during bidding or budgeting phases.
  • Execute and complete thorough take-offs of progress construction drawings for budgeting and bidding purposes. 
  • Participate in the bidding/buyout of projects to assist in determining the subcontracting strategy for the project.
  • Provide a balance of direction and training to enable department team members to learn and grow.
  • Communicate regularly with Supervisor and Operations Team during pre-construction phase to ensure smooth transition into construction phase.  
  • Maintain and enhance our valued subcontractor community through networking and development of relationships. 
  • Develop initial budgets and perform updates as design phase progresses to keep projects on track in relation to project’s financial goals. 
  • Bid projects independently and alongside a team when applicable.  
  • Review construction documents for constructability reviews.
  • Coordinate and attend ‘subcontractor-crawls’ in order to secure new subcontractors for both local and remote projects.
  • Generate timely and relevant Requests For Information (RFI) and substitution requests from the bid recipients prior to bid date. 
  • Assist Project Managers during the construction phase with Client RFQ’s as needed.
  • Identify potential risks and possible value engineering opportunities.
  • Coordinate all project requirements/reviews with authorities having jurisdiction.
  • Ability to coordinate numerous activities at once and re-prioritize throughout the workday.  
  • Pursue additional systems and/or procedures within the department to remain at the forefront of technological advancements within the industry.
  • Ability to receive methods for improvement or constructive criticism.

Qualifications 

  • 5 years of construction estimating experience.
  • Comprehensive knowledge of building materials, the construction marketplace, and associated costs.
  • Strong problem-solving, critical thinking, and decision-making skills.
  • Strong analytical and organizational skills.
  • Experience with Pre-Construction software.
  • Excellent communication skills, both verbal and written.
  • Ability to travel as needed.
