McGough is a respected partner that brings six generations of experience to high profile, unique and complex construction projects. As a growing national enterprise, we’re searching for a Preconstruction Director to join our Sioux Falls, SD team who can:
Provide comprehensive preconstruction services, in partnership with the McGough project management team, for clients and design teams on a wide variety of project types and sizes for construction and development projects. This role serves as a “bridge” between the multiple parties (owners/developers, architects, engineers, government entities, internal McGough staff – project management and field staff, and sub-contractors) typically involved with our projects. It includes managing the interface between these multiple parties in a collaborative, timely and professional manner.

Qualifications We're Seeking:
Required:
- Bachelor’s or Master's degree in Architecture, Engineering or Construction Management
- Minimum of 15 years of direct general contracting experience including handling large and complex projects
- Comprehensive professional skill set to effectively navigate and understand the dynamics between owners/clients, design consultants, and contractors
- Understanding of building systems, system coordination, and regulatory issues, including structure, MEP, landscape, FLS, code compliance, and ADA requirements
- Experience managing estimating efforts
- Strong verbal communication and presentation skills
- Organized and proactive style, displays resourcefulness, self-starting
- Demonstrated ability to quickly build rapport and relationships
- Creative, diplomatic and calm problem solver
Preferred:
- Registered Architect, or PE, and LEED Accredited Professional
- Range of building-type experience (corporate office, commercial, higher education, cultural, healthcare, government, developer led, etc.)
- Experience with the general construction and various delivery methods (negotiated, CM at Risk, design-build, etc.)
- Experience with the project development process (preliminary development project estimating, land acquisition, entitlements, finance, proformas, consultant team management, etc.)
What You'll Do:
- Works with Operations and Business Development (BD) to successfully pursue and secure profitable work.
- Serves as the local office in-house point of contact for preconstruction services.
- Manages the Preconstruction and Estimating team to complete all bids.
- Leads and/or completes Conceptual/Program estimates for RFP responses.
- Represents Preconstruction in the sales process through project interviews, client interactions, and other industry networking.
- Actively advocates for and sells McGough trade service work to customers and industry partners as necessary to maximize McGough self-perform
- Promotes McGough through support of BD activities and personal involvement in the community.
- Leads Preconstruction services for marquee projects, including but not limited to:
- Prepares and oversees cost models for schematic, design development, and GMP estimates.
- Oversees and reviews project schedules, logistics plans, and phasing plans completed by Operations for negotiated work.
- Develops accurate cost estimates including equipment, general conditions, front end materials and labor, ensuring estimates are coordinated with project managers’ front-end specifications, scopes of work, schedules, phasing, and logistical plans.
- Oversees and prepares subcontractor bid analysis and buyout processes.
- Prices self-perform labor, material, and equipment using historic data, experience, and subcontractor/supplier pricing.
- Prepares and leads development of Preconstruction documentation for sales presentations.
- Oversees the process of developing proposal manuals, scopes of work, front-end specifications, and general conditions details.
- Works with Operations to conduct reviews on projects to determine reasons for profitability or losses; incorporates lessons learned and reviews owner/architect relationships throughout projects.
- Prepares and oversees General Conditions and Fee (GC & Fee) Calculator on all types of projects.
Office & Travel:
This role is based at our Sioux Falls, SD office and travels often to project sites. Periodic overnight travel required.
Active participation in various external events and meetings is expected, including potential attendance at evening and weekend engagements.
