Commercial Construction Project Manager
Job Summary
The Project Manager is responsible for the overall success of the project. This includes, but is not limited to planning, scheduling, resource allocation, contracts, project accounting and collections, safety, material delivery, submittals, permits, RFI’s, change orders and close out documents.
Responsibilities
Fite Building Company has an exciting opportunity for a project manager with commercial or multi-family construction management experience to support our projects in Huntsville!
- Continually enforce safety regulations and generate project specific safety plan
- Demonstrate ability to lead construction team to accomplish project goals
- Work closely and effectively with clients, owners and architects to develop professional relationship
- Continuously ensure that project is being constructed per the plans and specifications
- Work closely with Superintendent, architects, owners, inspectors and sub-contractors to ensure project is being constructed safely, on-time, within budget and according to the plans and specifications
- Acquire signed contracts and purchase orders from all sub-contractors and suppliers
- Effectively respond to work delays, overruns and other problems and emergencies
- Acquire all permits required for project
- Assist in management of scope, budget development and adherence for design build opportunities
- Effectively complete project punch list, close out documents and a cost analysis
- Compare budget versus actual cost
- Assist in preconstruction and estimating activities
- Utilize Microsoft project, Procore, or equivalent project management software (job status reports, projections, change orders, and RFI’s)
- Responsible for collection of fees from clients, owners and architects
- Regularly inspect job site and hold meetings to ensure safety, progress, quality and more
- Develop project schedules
- Effectively use company labor pool and other resources
- Work to ensure cost effective management of company resources
Qualifications
- Bachelor degree in Construction Management, Building Science or related field or have at least six years of construction management experience
- Demonstrate a commitment to a safe work environment
- Experience managing all aspects of construction projects including architectural, civil, structural, mechanical and electrical
- Strong organizational skills
- Ability to manage multiple projects at one time
- Good driving record
- Excellent written and oral communication skills, math skills and effective listening skills
- Ability to read, understand and implement construction plans and specifications
- Excellent problem-solving skills through analyzing and making timely and sound decisions based on safety, objectives, risks and costs
- Must have well developed interpersonal skills including the ability to work well with diverse groups of people to include clients, architects, engineers, government agencies and sub-contractors
- Ability to work with scheduling software
- Basic understanding of financial accounting system
- Ability to perform estimating
- Willingness to travel or relocate
Physical Factors and Working Conditions:
- Must work overtime as needed
- Must be able to work outdoors
- Must be able to walk and work around moving equipment
- Must be able to climb stairs and work around and on uneven surfaces
- Must be able to stand for extended periods of time and walk around construction projects
- Must be proficient with various computer programs as well as phone, fax and other office equipment
