Pre - Construction Project Manager Mechanical
Position Summary
The Preconstruction Project Manager (Mechanical) will participate in all aspects of the pre-construction process with a focus on plumbing and mechanical systems to develop accurate and detailed cost estimates often based on conceptual or schematic designs. This role is expected to interact with engineers, architects, owner’s representatives, subcontractors, suppliers, other preconstruction team members, marketing department and our operations team members throughout the preconstruction process.
Job Functions
- Create and review project scopes for accuracy and completeness to clarify intent to subcontractors, both at budget stage, bidding stage and coordinate mechanical scopes with the work of other trades (e.g., civil, structural, architectural, electrical, etc.).
- Reviews construction documents or conceptual data to develop project objectives and suggestions on systems if needed. Determine the elements of the project, calculate time frames and sequences the stages of the project including thoughtful evaluation of material lead times and availability.
- Participate in or lead project post-bid / buy-out meetings for mechanical and plumbing systems and perform bid leveling for review with team.
- Work with WIELAND VDC/BIM Team to enhance the coordination between all design disciplines to result in more seamless execution of work in the field.
- Execute thorough and complete take-offs to create detailed budget workbooks in both budget and bidding phases.
- Communicate regularly with Pre-Construction Team and Operations Team members to ensure smooth transition of project into construction phase.
- Establish and maintain accurate estimates of the Fire Suppression (FS), Plumbing & Mechanical Systems throughout the preconstruction phase.

- Collaborate with preconstruction team to develop accurate and realistic project schedules for these systems.
- Participate in constructability reviews and lead the discussions on FS, Plumbing and Mechanical systems scopes.
- Ensures the appropriate bid coverage from vendors and subcontractors and assist in pricing negotiations.
- Identify potential risks and possible value engineering opportunities.
- Attend pre-bid meetings to become familiar with unique project requirements and analyze existing site conditions to determine required scope that is not already indicated.
- Coordinate with project teams to evaluate productivity for historical data and schedule/ cost forecasting purposes.
- Provide a balance of direction and training to enable departments team members to learn and grow in their personal development.
- Assist in the organization and maintenance of estimating software material cost databases to ensure accurate costs are consistently utilized on bids; communicate data on construction and material cost trends affecting project costs to project teams.
- Identify opportunities for improvement in departmental processes, approach, and execution of estimating and preconstruction functions; assist in creating or adopting new tools to maximize productivity with the lowest attendant value of acceptable risk.
- Ability to coordinate multiple activities and projects at the same time, managing time and prioritizing tasks to meet timelines.

Qualifications
- Bachelor of Science degree in Mechanical Engineering, Construction Management or a combination of education (including trade schools) and professional design/construction management experience.
- 5-10 years of experience in Mechanical Engineering and/or Construction.
- Working knowledge of codes and standards applicable to the design and installation of mechanical systems.
- Working knowledge of construction contract language and terms in addition to various contractual delivery methods (e.g., negotiated, hard bid, design assist, GMP, etc.).
- Possesses strong technical writing, math and computer skills with proficiency using standard office software applications such as BlueBeam, Microsoft Excel, Word, Outlook and PowerPoint to support estimating efforts.
- Work Experience in project management, or estimating is a plus.
- Knowledge of mechanical and plumbing materials and equipment costs is a plus.
- Track record of successfully handling projects exceeding $10 million in size is a plus.
