Summary: JH Kelly has grown into one of the largest mechanical contractors in the Pacific Northwest. Our Projects encompass everything from building foundations, structural steel, and all types of process and material moving equipment to intricate process piping and instrumentation & control systems. The Estimator plays a key role in preparing and coordinating preparation of estimates on large projects. Responsibilities for estimating and turnover procedures including bid breakdown, set up, tracking, and communication throughout the estimate process. The successful candidate is detail-oriented, analytical, and highly organized, with strong communication skills, the ability to work under pressure, and a collaborative approach to working in a team environment while maintaining accuracy and efficiency
Salary Range: $35 - $62 per hour (DOE), FLSA non-exempt (OT eligible).
Key Responsibilities:
- Submit accurate and timely bids.
- Prepare technical clarifications and exclusions for the estimate.
- Work with the bid captain on organized bid breakdown of the project and method of takeoff for proper set-up of estimate.
- Review scope and specifications.
- Participate in Bid Walks to identify means and methods as well as risk conditions.
- Clearly communicate the RFP Requirements and Bid Walk observations to the Bid Team, assign responsibilities and due dates.
- Coordinate with the Supply Chain procurement team on the pricing of materials and equipment.
- Accurately provide specifications and take-off quantities.
- Prepare and distribute RFQ packages for subcontracted scopes of work.
- Develop Man-Loaded Proposal Schedules.
- Identify pre-fabrication opportunities and include them in the estimate.
- Identify and estimate Value Engineering alternates for Proposals.
- Review all addenda, update estimates accordingly, and communicate all changes to the Bid Team.
- Generate and track RFI’s to clarify bid documents as required.
- Prepare technical clarifications and exclusions for the estimate.
- Prepare Project Execution Plans when required.
- Work closely with the Project Manager for cost breakdown of estimate to generate unit/hour, material, and subcontractor analysis for project turnover.
- Lead and /or participate in Project Turnover Meetings.
- Work closely with the Project Manager to allocate the budget per Phase Code structure.
- Review and estimate changes between IFB and IFC documents.
- Review the “issued for construction” drawings for revisions.
- Perform additional tasks or projects as assigned.
Relationships:
- Maintain proactive and positive relationships within the JH Kelly operating groups and teams, including shop and field craft personnel.
- Foster positive relationships with customer representatives, vendors, suppliers, subcontractors, safety, CAD/BIM, accounting, IT, and all project teams.
Experience / Qualifications:
- Degree in Construction Management, Mechanical, Industrial Engineering and/or equivalent experience or education.
- Minimum of three (3) years of experience estimating industrial work, including mechanical, piping, civil, and structural steel.

- Preferred: Conceptual estimating experience.
- Preferred: A solid theory knowledge of Project Management, Construction Management, Construction Contracts, Quality Assurance/Quality Control, and/or Safety.
- Fully proficient in Microsoft Office and Bluebeam, with intermediate skills in Excel.
- Working knowledge of industry building codes.

- Ability to work overtime as needed.
- Valid driver’s license and clean driving record required.
Physical Requirements:
Physical requirements for this role include the ability to transition frequently between an office and construction field setting. In the office, the individual must be able to sit for extended periods while working at a computer, performing repetitive tasks such as typing and using a mouse, and communicating by telephone. In the field, the individual must be capable of standing and walking for extended periods on various surfaces, including uneven terrain, and climbing stairs as required. The role also necessitates the ability to kneel, crouch, and crawl to view/inspect tight spaces, as well as occasionally lifting 40 pounds. Good vision and hearing are essential for reading plans, inspecting work, and communicating on-site. The individual must also be adaptable to working outdoors in various weather conditions, adhere to site-specific dress codes, and comply with safety requirements by wearing personal protective equipment (PPE) such as hard hats, gloves, safety glasses, and steel-toed boots. Flexibility to travel between job sites and work outside regular business hours when necessary is also required.
