Area Property Manager – Tax Credit (LIHTC)

We are seeking a highly motivated, experienced Area Property Manager to oversee multiple properties, mentor and lead on-site teams, and ensure exceptional financial and operational performance across a portfolio of properties (Area of Responsibility).

Regular Schedule: Monday - Friday, 8:00 AM - 4:30 PM, with occasional work outside of standard business hours as required by business needs.

Salary Range: $31.00 per hour, dependent on experience.

Annual Clothing Allowance: $200 per year for use at the Velair Clothing Store within the designated shopping period.

Cell Phone Reimbursement: Velair provides associates $60 per month for the business use of their smartphone.

Essential Duties and Key Responsibilities

  • Supervise and mentor Property Managers within your assigned portfolio to ensure operational excellence, policy compliance, and team development.
  • Drive financial performance by optimizing rent collection, managing budgets, and ensuring timely reporting.
  • Implement proactive marketing strategies to maximize occupancy and minimize vacancy loss across your properties.
  • Conduct property inspections, monitor work order response times, and ensure adherence to Fair Housing laws and Velair policies.
  • Onboard, train, and coach property management staff, ensuring they are proficient in systems like Yardi, Rent Café, and InspectCheck.
  • Foster positive relationships with residents by responding to inquiries promptly and ensuring high-quality customer service.
  • Address and resolve operational challenges, escalated resident concerns, and compliance issues in a timely manner.
  • Ensure accuracy in Yardi records, oversee property budgets, and ensure all financial and compliance audits meet company and regulatory standards.
  • Conduct weekly meetings with Property Managers to review occupancy trends, leasing goals, and overall performance.
  • Act as the point of contact for emergencies, ensuring timely and effective resolution of critical issues across the assigned portfolio.
  • Other duties as assigned.

About You

To be successful in this role, you should have the following skills and experience:

  • Strong ability to mentor, train, and oversee a portfolio of properties.
  • Expertise in LIHTC, HOME, and other affordable housing programs.
  • Hands-on experience with Yardi, Rent Café, and other property management systems.
  • Ability to analyze budgets, manage financial performance, and optimize operating income.
  • Strong decision-making skills to address operational challenges and resident concerns.
  • Strong verbal and written communication skills in English.
  • Ability to create a welcoming and professional environment for residents and staff.

Education & Certifications

  • Required: High school diploma or equivalent.
  • Preferred: 2- or 4-year degree in business, real estate, or a related field.
  • Certifications: ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials required.

Professional Experience

  • Minimum of 3 years’ experience in property management, or 1 year as a successful Senior Property Manager at Velair.
  • Proven leadership experience managing multi-site portfolios and training property management teams.

Additional Requirements

  • Valid driver’s license & insurance with the ability to travel between properties.
  • Commitment to career growth through Velair-supported training and development opportunities.
  • Ability to support multiple sites and respond to property needs as necessary.
  • Personal cell phone required for business use (monthly reimbursement provided).

Physical Requirements

  • Ability to lift 30 pounds and conduct regular property inspections, including walking stairs.
  • Primarily indoor work, with occasional outdoor responsibilities as needed.
  • Some overnight travel required (up to 25%).
