Position Summary
WIELAND’s Project Managers take ownership and drive relentlessly in all facets to produce a successful project. They are the leader of the Project Team and will need to be organized in order to ensure the delivery of contractual services and assess customer service expectations. The Project Manager is responsible for supporting the overall direction, completion, and financial outcome of a project while supervising and mentoring the project staff.
Job Functions
- Manage the bidding/buyout of projects by determining the subcontracting strategy for the project and preparing front-end documents and bid processes under various project delivery methods.
- Review and understand the Owner Contract terms for risk management and decision purposes.
- Communicate with Owners, Architects and Subcontractors related to project risk, timetables, costs/budgets, and change management.
- Properly documents, tracks, and discusses with Project Team to notify Owner/Architect/Subcontractors of delays and/or potential delays.
- Process and reconcile change events within 30 days. Adhere to current processes and procedures regarding change management.
- Update and ensure the accuracy of the project schedule and distribute weekly.
- Promote WIELAND’s safety culture through project pre-planning during the preconstruction and throughout the construction process.
- Ensure project goals are being met and communicate any changes/risks to the Senior Project Manager/Regional Director.
- Communicate well with Owners, Subcontractors and team members encouraging quality and professional output.
- Ensures document control of all critical information under your responsibility including insurance and contract documentation is complete and current.
- Perform Pre-Construction Planning, Scheduling, and Cost Control.
- Prepare and distribute Commitments/Subcontracts within 30 days of project award and execution of the Owner Contract.
- Responsible for oversight regarding submittals, RFI's, Punchlist, Closeout and the related documentation control.
- Review overall project status with client throughout project.
- Ensure all subcontractors have a signed subcontractor agreement, any necessary bonds and correct insurance before they begin work onsite and monitor future compliance.
- Coordinate all project requirements/reviews with authorities having jurisdiction.
- Schedule and perform post bid interviews to verify scope, schedule, and cost resulting in selection of Subcontractors that will represent WIELAND.
- Prepare executive report including Budget, and Forecast Analysis, Schedule, and Safety.
- Meet with Project Team at job site location biweekly or as project demands.
- Successfully Review / Approve invoices in a timely manner.
- Coordinate with Owner, Design Team, and Consultants for Owner incentives.
- Participate in pre-construction including constructability, logistics, schedule, etc.
- Hold weekly team meetings to evaluate any risk or concern and bring any issues to the Senior Project Manager/Regional Director's attention.
- Schedule and hold monthly financial meetings with Project Team to update Project Fee Reconciliation, Cost Projections, and S-Curves.
- Ensure all accidents and incidents are reported per SOP.
- Provide jobsite leadership by promoting safety, schedule and quality.
- Mentor Assistant Project Managers by communicating clear, challenging, and measurable goals to ensure employee expectations are known.
- Recognize future problems and propose to implement preventative action.
