JOB PURPOSE:

The Director of Revenue Management is responsible for developing, implementing, and executing comprehensive revenue management strategies to maximize room revenue and overall hotel profitability. This role involves a deep understanding of market dynamics, competitive analysis, forecasting, pricing strategies, and distribution channel optimization. The DORM acts as a key strategic partner to the General Manager and collaborates closely with sales, marketing, reservations, and operations teams to align strategies and achieve financial objectives.

ESSENTIAL FUNCTIONS:

  • Develop and implement dynamic pricing strategies across all segments (transient, group, contract, wholesale) based on demand patterns, market trends, and competitor analysis.
  • Formulate long-term and short-term revenue management strategies to advance RevPAR market share and achieve budget and forecast goals.
  • Identify new revenue opportunities and effectively communicate sales strategy and pricing to all key stakeholders.
  • Contribute to and support all strategic business planning and related hotel concerns.
  • Support revenue management strategies and execution across both full-service and luxury properties, tailoring approaches to align with each brands unique positioning and market segment. 
  • Analyze historical data, booking patterns, market trends, and upcoming events to accurately predict future demand and revenue.
  • Develop detailed revenue forecasts (daily, weekly, monthly, 90-day, annual) and budgets for rooms and other revenue streams.
  • Provide critical analysis of performance on a weekly and monthly basis against budget, forecast, and competitive set (STAR report).
  • Oversee daily room inventory management, including rate restrictions, length of stay controls, and room type allocations across all distribution channels.
  • Ensure optimal positioning and rate parity on all distribution channels (OTAs, GDS, direct booking, brand.com, call centers, wholesalers).
  • Assess, analyze, and price group business strategies, ensuring high speed of response while maximizing profits.
  • Implement and evaluate revenue tests to optimize strategies.
  • Continuously monitor market trends, economic variables, and demand generators affecting supply and demand in the local marketplace.
  • Conduct competitive benchmark studies, analyze competitor rates, promotions, and strategies, and identify their market positioning to inform hotel strategy.
  • Understand and analyze airline pricing and availability into the city from major markets (if applicable).
  • Utilize advanced analytics and business intelligence tools to analyze information, identify current and potential problems, and propose solutions.
  • Generate and provide accurate and timely results in the form of daily, weekly, and monthly reports, presentations, and dashboards.
  • Ensure data quality, accurate tracking, rate loading accuracy, and proper group block maintenance within all systems (PMS, CRS, RMS, BI tools).
  • Lead, facilitate and document weekly Revenue Strategy Meetings with hotel leadership (General Manager, Sales & Marketing, Operations) to discuss performance, refine strategies, and ensure alignment.
  • Communicate brand initiatives, demand, and market analysis to hotel management and other stakeholders.
  • Build and maintain strong working relationships with all levels of staff at the hotel and external partners.
  • Foster a culture of revenue management throughout all departments of the hotel, ensuring all teams understand their impact on revenue.
  • Oversee the effective use and maintenance of all revenue-related systems (Property Management System (PMS), Central Reservation System (CRS), Revenue Management System (RMS), Channel Manager, Business Intelligence (BI) tools).
  • Ensure web site booking processes are maintained up-to-date and functional.
  • Mentor, coach, and develop Revenue Managers and Revenue Analysts.
  • Drive adoption of new tools and best practices within the revenue team and across the hotel.
  • Ensure ongoing professional development for self and team members.

EDUCATION AND EXPERIENCE:

  • Bachelor of Business Administration, Finance, Economics, Hotel and Restaurant Management degree, or a related field preferred.
  • Master of Business Administration preferred.
  • A minimum of three to five (3-5) years or more, depending on hotel size/complexity of progressive revenue management experience in a full-service hotel environment with a proven track record of delivering market-leading results.
  • Extensive knowledge of reservations, sales, and marketing, including the Global Distribution Network (GDS).
  • Experience with major hotel PMS, CRS, and RMS systems (e.g., Opera, IDeaS, Duetto, etc.).
  • Proficiency in external BI Tools such as STR, Demand360, Agency360.
