Position Summary:

The Pre-Construction Manager plays a critical role in the success of all commercial roofing projects by overseeing the pre-construction activities—from initial client engagement and estimate development to bid strategy and project handoff. This role requires deep knowledge of commercial roofing systems, strong leadership skills, and the ability to coordinate across departments to ensure successful project setup.

Key Responsibilities:

  • Manage and oversee all aspects of the pre-construction phase for commercial roofing projects.
  • Lead and mentor the estimating team to ensure accurate and competitive bids.
  • Review project specifications, drawings, and other documents to prepare detailed scopes of work and pricing.
  • Collaborate with sales, project management, and operations teams to ensure alignment and continuity throughout project lifecycle.
  • Develop bid strategies and value engineering options to increase win rate and profitability.
  • Attend pre-bid meetings, site walks, and client presentations as needed.
  • Identify project risks and propose mitigation strategies early in the planning process.
  • Ensure timely and accurate handoff of awarded projects to the operations and project management teams.
  • Maintain relationships with general contractors, consultants, architects, and suppliers.
  • Monitor market trends, labor rates, and material costs to keep estimating tools and databases up to date.

Qualifications:

  • 3+ years of experience in commercial roofing, with at least 1 year in a pre-construction or estimating leadership role.
  • Strong understanding of various commercial roofing systems (TPO, EPDM, PVC, BUR, metal, etc.).
  • Proven ability to read and interpret blueprints, specifications, and technical documents.
  • Excellent communication, negotiation, and organizational skills.
  • Proficient in estimating software (e.g., Edge, On-Screen Takeoff, Bluebeam) and Microsoft Office Suite.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Strong leadership and team-building capabilities.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred (but not required with equivalent experience).
