PURPOSE OF THE JOB

The Closeout Manager is responsible for driving successful project completion across all active job sites. This role provides dedicated, on-site oversight during the punchlist and closeout phase to ensure work is finished to contract standards, deficiencies are corrected promptly, turnover documentation is complete, and the Owner receives a high-quality final product. The Closeout Manager travels continuously between projects and serves as the field leader for closeout execution, coordinating directly with superintendents, project managers, subcontractors, and owners’ representatives.

This is a 100% travel position requiring frequent multi-week stays at project locations.

JOB RESPONSIBILITIES 

Punchlist & Final Completion Oversight

  • Travel to assigned job sites to lead and manage closeout activities through substantial and final completion.
  • Review project status upon arrival, validate remaining scope, and establish a detailed closeout/punchlist plan.
  • Perform thorough field inspections to identify incomplete work, quality issues, non-conforming installations, and warranty risks.
  • Generate, manage, and drive punchlists to completion using Procore Punch List and Quality tools.
  • Verify corrective work is completed properly and aligns with drawings, specs, and GC standards.
  • Conduct re-inspections as needed and confirm readiness for final Owner/Architect walk-throughs.

Coordination, Accountability & Communication

  • Act as the primary closeout point of contact on-site, coordinating with Superintendents and Project Managers.
  • Lead daily/weekly closeout meetings with subcontractors to review punch progress, priorities, and timelines.
  • Hold trades and internal teams accountable to commitments, schedules, and quality standards.
  • Communicate critical field issues immediately to project leadership with clear solution paths.
  • Support Owner/Architect/Consultant walk-throughs and ensure punch items are documented and closed without drift.

Schedule & Risk Management

  • Develop and maintain punchlist schedules aligned with turnover dates and contractual milestones.
  • Identify closeout risks early (labor gaps, access constraints, material delays, trade coordination issues) and escalate mitigation plans.
  • Track progress against deadlines and drive urgency to avoid turnover delays.

Documentation & Turnover Support (Procore-Driven)

  • Partner with Project Managers to ensure closeout documentation is complete and uploaded/organized in Procore, including:
  • As-builts and record drawings
  • O&M manuals
  • Warranties and guarantees
  • Testing/commissioning reports and inspection signoffs
  • Training logs and turnover packages
  • Verify final site conditions, cleaning, signage, and turnover readiness.
  • Assist in achieving final Owner acceptance and transition to warranty.

Quality & Safety

  • Enforce company workmanship standards during all closeout activities.
  • Ensure closeout work is executed safely and complies with site safety requirements.
  • Promote a culture of quality, urgency, and professionalism during project finish.

KNOWLEDGE AND SKILL REQUIRED 

Required Qualifications

  • 5+ years of commercial construction experience with strong closeout/punchlist leadership (GC, Superintendent, QA/QC, or similar).
  • Thorough, hands-on understanding of Procore, including punchlists, observations, RFIs/submittals, document control, and closeout workflows.
  • Proven ability to manage punchlists across multiple scopes/trades and bring projects to final completion.
  • Exceptional accountability skills—able to set expectations, track commitments, and drive results without constant supervision.
  • Excellent communication skills—clear, firm, and professional with owners, architects, subs, and internal teams.
  • Strong field inspection, problem-solving, and quality control abilities.
  • Ability to read and interpret construction documents, specifications, and schedules.
  • Valid driver’s license and ability to travel full-time.

Preferred Qualifications

  • Background as a Superintendent / QA-QC Manager.
  • Experience on multi-site or national rollout projects.
  • Procore certification(s) a plus.
  • OSHA 30.

SALARY

$120,000

TRAVEL
