We are currently seeking a Director of Revenue! 

The Director of Revenue – Multifamily is responsible for leading pricing strategy, revenue optimization, and portfolio performance across a multifamily residential platform. This role develops and executes data-driven strategies to maximize rental income, occupancy, and Net Operating Income (NOI) across stabilized, lease-up, and value-add assets.

The Director partners closely with Asset Management, Operations, Marketing, and Finance to ensure pricing, demand generation, and operational execution are fully aligned with ownership objectives.

Responsibilities include: 

Multifamily Pricing & Revenue Strategy

  • Develop and oversee dynamic pricing strategies across conventional and lease-up communities.
    • Optimize new lease pricing, renewals, concessions, and occupancy targets.
    • Implement renewal rate strategies to balance retention and rent growth.
    • Establish standardized revenue management processes across the portfolio.
    • Guide lease expiration management to reduce seasonality risk.

Portfolio Performance Optimization

  • Monitor occupancy, effective rent growth, renewal conversion rates, delinquency trends, and revenue per available unit (RevPAU).
  • Identify underperforming properties and implement corrective pricing or leasing strategies.
  • Partner with Regional Managers and Community Managers to execute revenue plans.
  • Support repositioning strategies for value-add and underperforming assets.

Lease-Up & Acquisition Support

  • Develop pricing and absorption strategies for new developments and major renovations.
  • Collaborate with Development and Asset Management teams on underwriting assumptions.
  • Conduct market feasibility reviews and rent studies.
  • Provide revenue projections for investment committee presentations.

Forecasting & Financial Leadership

  • Lead annual budgeting and quarterly reforecasting for rental income.
  • Develop short- and long-term revenue forecasts by submarket.
  • Analyze rent roll performance, concession exposure, and turnover costs.
  • Ensure alignment between operational execution and NOI targets.

Market & Competitive Intelligence

  • Oversee competitive market surveys and submarket trend analysis.
  • Monitor supply pipeline, demographic shifts, and economic indicators.
  • Leverage revenue management platforms and property management systems to refine pricing accuracy.

Team Leadership & Cross-Functional Collaboration

  • Lead and mentor Revenue Managers and Analysts.
  • Train Operations teams on pricing strategy and revenue tools.
  • Partner with Marketing to align traffic generation with pricing objectives.
  • Present performance insights to Executive Leadership and Ownership.

Requirements: 

  • Bachelor’s degree in real estate, Finance, Business, Economics, or related field (MBA preferred).
  • 8–12+ years of experience in multifamily property management, asset management, or revenue management.
  • Proven experience managing multi-market multifamily portfolios.
  • Strong financial modeling and analytical expertise.
  • Advanced proficiency in Excel and multifamily revenue management systems.
  • Experience with platforms such as Yardi, RealPage, MRI, or Entrata.
  • Demonstrated leadership and team development experience.

  • Value-add and repositioning strategies
  • Lease-up communities
  • Institutional or private equity ownership environments
  • Large-scale portfolios (1,500+ units)

 

Additional Information: 

 Compensation: Full-Time $150,000.00 to $200,000.00 per year
