Position Overview

Position Summary
The Preconstruction Lead is responsible for successfully guiding projects through the Design/PCS/PSA phase to a Build Contract. The Preconstruction Lead coordinates design, engineering support, estimating and other teams while acting as the point of contact for the client and local builder during the preconstruction phases. This role includes writing Build Contracts and compiling relevant contract documents. Upon execution of build contract the Preconstruction lead ensures a seamless handoff to the Project Management group for project production and installation. This position requires excellent communication and customer service skills as well as a sales mentality. Knowledge of general construction processes is also ideal. This role reports directly to the Director of Preconstruction.
Key Responsibilities
- Establish hourly budgets or use preset budgets for work to be performed under the preconstruction contract.
- Coordinate required work for the preconstruction phases of a project, including design development, engineering, estimating and internal coordination meetings.
- Manage work performed under contract and ensure that all work performed is billable per the scope of the contract.
- Attend daily huddles, internal coordination meetings and client meetings as required
- Provide weekly and monthly reporting for their projects in the preconstruction phase.
- Collaborate closely with the Frontline Sales team to understand project requirements and client needs entering the preconstruction phase.
- Identify and mitigate risks to achieving a successful Build Contract associated with the preconstruction phase to ensure successful project outcomes.
- Conduct internal download meetings with the assigned PM to bring them up to speed and ensure timely and complete handoffs.
- Work with internal teams to continuously improve processes and procedures related to the preconstruction phase and contract management.
Expectations
- Maintain clear and effective communication with the Director of Preconstruction.
- Maintain the rapid pace of Sales to meet client and professional partner expectations through timely communication and deliverables. Our success is measured by advancing projects efficiently to Build Contract—until then, the sale is not complete.
- Demonstrate leadership in managing the preconstruction work, fostering collaboration and problem-solving among team members.
- Uphold the company’s commitment to excellence and exceptional service in all projects, ensuring alignment with Bensonwood’s goals and standards in all activities.
Qualifications
- At least 5 years of experience in residential or commercial construction required
- A demonstrated understanding of construction methods, design and estimating required
- Bachelor's degree in a relevant field of study preferred and a high school diploma (or equivalent) required
- Strong organizational skills that reflect the ability to perform and prioritize multiple tasks with strong attention to detail required
- Proficient with Microsoft Excel, Microsoft Word, web-based scheduling and communication tools
- Experience using database accounting and project management software required
- Basic facility with 2d and 3d CAD-based software required
- Expert level oral and written communication skills required
- Even-keeled personality with strong self-management skills required
- Knowledge of high-performance building systems preferred
- Experience managing internal and external project teams, including Architects, Engineers, and Subcontractors preferred
- Experience with the Design-Build method preferred
- Experience working with AIA contracts and documentation preferred
